Urgent Property Legal Advice for Serviced Accommodation Company

The occupier initially booked through Airbnb and, while already staying at the property, requested a longer stay for relocation purposes. We subsequently entered into a six-month short-term letting agreement. I have since been advised that, despite the wording of the agreement, the arrangement may legally constitute an assured periodic tenancy. There have since been issues with delayed payments. Given the nature of the longer-term occupation, I have also requested Right to Rent verification and other supporting information. This has not yet been satisfactorily provided, and there have been a number of inconsistent statements and representations which I have attempted to verify. We have now agreed in principle to shorten her stay to approximately 2.5 months. I need advice on the correct legal way to document this and bring the existing arrangement to an earlier end. In particular, I would like advice on whether the existing arrangement can be ended by mutual agreement and replaced with a genuine short-term serviced accommodation/Airbnb arrangement, or whether continued occupation of the same property would still constitute an assured periodic tenancy regardless of the wording or platform used. I also need advice on my options if the occupier subsequently refuses to sign or honour the agreed earlier departure, and whether any Right to Rent issues or potentially misleading representations should be reported to the Home Office and/or the appropriate fraud authorities. I can provide the signed agreement, original Airbnb booking, payment history, some screenshots information about her visa, supporting documents and relevant correspondence immediately. I am also interested into someone who can draft a new agreement.

I run a UK outsourced finance service for private and mixed NHS/private dental practices. I'm looking for an experienced management accountant to produce monthly management accounts and a dentist-specific KPI pack for my clients, delivered white-label under my brand.
