Renewing lease
I am the landlord of a ground-floor commercial property in Hull. I need an England & Wales-qualified solicitor or barrister to provide a fixed-fee written review of an existing 34-page commercial lease. The lease commenced on 1 August 2017, has a rent-review date of 1 August 2026, and is due to expire on 31 July 2027. There is a current disagreement with the tenant about roof-related internal damage, tenant repair/decorating duties, dilapidations and recovery of professional costs. A chartered surveyor is separately dealing with inspection, condition and market-rent evidence. Required fixed-fee deliverable: a clear written report, in plain English, covering: 1. Whether the tenancy has Landlord and Tenant Act 1954 renewal protection and the key timetable/notice requirements. 2. The rent-review clause: procedure, options if the tenant does not agree, and whether the landlord can recover any back rent and interest. 3. The division of landlord/tenant repairing and decorating obligations, particularly roofs, internal water damage and end-of-term obligations. 4. Whether the landlord may recover reasonable surveyor’s and legal costs for dilapidations or established tenant breaches under the lease. 5. A practical recommended next-step plan, distinguishing what the surveyor should do from what requires a solicitor. Please confirm in your proposal: • Your full name, qualification, SRA number or Bar details, and current practising status. • Your relevant experience of commercial landlord-and-tenant work, including 1954 Act renewals and dilapidations. • Your total fixed fee including VAT, delivery time and what is excluded. • That the fee includes a written report and one short follow-up question by email. • That you will not contact the tenant, issue notices or undertake any further work without my written authority and a separate fixed/capped quote. I will share the lease only after receiving satisfactory qualification and conflict-check details. I am looking for clear, proportionate advice, not unnecessary litigation

Global Kirtan App (GKA) is a non-denominational platform for kirtan, sacred sound, and bhakti practice, built for a global audience spanning devotional practitioners, yoga communities, sound healers, and spiritual-but-not-religious users. It's a freemium mobile app combining regular practices, audio/video streaming, a lyrics library with translations, tutorials, event discovery (map + calendar), facilitator and community profiles, and an instrument shop. This isn't a from-scratch build. A working Flutter app already exists with a live backend, and it's been through an independent technical audit — we know its real strengths and its real problems. We're looking for a developer to pick it up from here. The Role This is deliberately not a full-time position, and we can't offer at this time. What we're looking for instead is someone willing to become our standing point of contact for this codebase — available reliably when work comes in, understanding upfront that hours will vary month to month and neither side is committing to fixed employment. If you need guaranteed steady hours, this probably isn't the right fit; if you're comfortable with an ongoing, flexible working relationship and want to be the person who knows this app inside out over time, it might be exactly right. There's no guarantee here — but a developer who proves reliable and becomes a genuine fit for this project would be our first call for full-time or expanded part-time work, once we're actually in a position to offer it. First phase — roughly 20 hours: • Fix the known issues from our existing audit. • Begin work on a new Practice tool — a planned addition to the app's core navigation. Full specification shared once we've agreed terms. After that — ongoing, unpredictable: • Common maintenance tasks • Bug fixes, small feature additions, dependency and security updates, as they come up • Some months will be quiet, others busier — we're looking for someone who can flex with that rather than needing a fixed retainer Compensation Compensation is set at Indian developer market rates. Whether we structure it as hourly or fixed-per-requirement will be decided together based on what makes sense for each piece of work — we're open to either. Confirmed Tech Stack Mobile app (Flutter/Dart): flutter_riverpod (state management), go_router (navigation), dio (networking), just_audio + audio_service (media playback and session handling), youtube_player_iframe (embedded video), flutter_map, flutter_secure_storage (encrypted credential storage). Release builds use R8 obfuscation and are properly signed. Backend (as specified): Node.js + TypeScript modular monolith, PostgreSQL, versioned REST API (/api/v1/), JWT-based authentication. What We Need From You • Real, demonstrable Flutter/Dart experience — ideally including audio or media-heavy apps • Comfort inheriting and working inside an existing codebase, not just building greenfield • Honest communication about your own actual availability — we'd much rather hear "I can only do a few hours some months" upfront than have someone overcommit and go quiet later • A genuine interest in an ongoing relationship with this project, not a single ticket — we're picking a person to grow with the app, not just closing a task • Comfortable working respectfully with devotional and sacred content across multiple traditions • Willingness to sign an NDA and assign IP (Intellectual Property) ownership of delivered work to us How We'll Work • Full Git repository access, normal commit/PR discipline • We'll share our existing independent technical audit with serious applicants (under NDA) so you know exactly what you're inheriting before committing to anything • Payment structure and rate agreed in writing before the first task begins To Apply, Please Share 1. Flutter/mobile projects you've built or maintained, especially anything involving audio/media playback 2. Your honest, realistic read on your own availability over the next 6–12 months 3. Any experience picking up and maintaining someone else's existing codebase (not just building your own)

Key Responsibilities & Deliverables Multi-Stream Revenue Engine (10+ Revenue Lines) Build dynamic operational drivers for 10+ distinct revenue streams divided into two main categories: Compliance & Recurring Services: Renewal streams (e.g., Project 26, Year-1 renewals), End-of-Service-Life cycles, Technical Files, and attach/upsell logic (e.g., rust treatments, tensioners). Project & Construction Pipelines: Multi-tier project pipelines (Abseil, Height Safety, Height Access, Blinds, Consultancy, and Internal/External Product Sales). Incorporate conversion conversion rates (lead-to-opportunity, quote-to-order), sales cycle lag (days quote-to-order), and WIP (Work In Progress) revenue realization timing. Approach & Estimated Hours: A brief description of how you would structure this project and an estimated timeframe/cost to complete. Question Response: In 2 sentences, explain how you handle quote-to-order lag and WIP revenue recognition in Excel without creating circular references.

B2B Telemarketing – Event Sponsor Lead Generation
ABOUT US Cyber Risk International (CRI.ie) is Platinum Sponsor of the European Digital Governance Summit (EDGS), hosted by the ICTTF.org International Cyber Threat Task Force at the Mansion House, Dublin on 25 November 2026 (digitalgovernance.eu). It is a one-day, invitation-led summit for senior leaders of organisations regulated under DORA and NIS2 — boards and management bodies, no sales pitches from the stage. We need an experienced B2B telemarketer or small agency to identify and qualify companies interested in sponsoring or partnering with the summit, and pass warm leads to our events manager. A limited number of sponsor and partner slots are available, so this campaign needs to start immediately and move quickly. THE WORK We supply a target list of companies — cybersecurity, GRC, legal, consulting and technology vendors that serve the financial services and regulated sectors. The list contains company names only; no contacts, emails or phone numbers. You build the contact list, identifying and reaching the right person at each company — typically the Head of Marketing, Events Manager, Partnerships or Business Development lead. Your job is to qualify interest, not close. When a company is interested, you email them the sponsor brochure from an ICTTF email address we provide, copying in our events manager, who follows up to arrange a call and take the sales conversation forward. Where a call doesn't connect, follow-up emails using our templates are fine. Success metric: number of qualified, interested companies who have received the brochure with our events manager copied in, plus a clean contact list handed back to us at the end. WHAT WE PROVIDE Target company list, sponsor brochure / partner prospectus, call brief and talking points, one-page summit overview, an ICTTF email address, email templates, and a weekly check-in. WHO WE'RE LOOKING FOR - Proven B2B telemarketing / lead-generation experience, ideally selling into or on behalf of the cybersecurity, technology or events sector. - Comfortable reaching marketing and partnership decision-makers and getting past gatekeepers. - Fluent, native-level English with a clear, professional telephone manner. Experience calling into the Irish and UK markets is strongly preferred. - Able to work Irish/UK business hours (GMT/IST). - Familiarity with the cybersecurity or financial services sector is a strong advantage but not essential — we will brief you fully. - Experience with HubSpot (or similar CRM) and clean, structured reporting. - GDPR-aware: contact sourcing and outreach must comply with GDPR and applicable e-privacy rules for B2B contact. Please describe in your proposal how you source contacts and stay compliant. REPORTING Weekly report in a shared spreadsheet or CRM: contacts identified, calls made, outcomes, brochures sent, follow-ups scheduled. All contact data gathered during the project belongs to CRI/ICTTF and is handed over in full on completion. COMMERCIALS We want to price this on output, not time. Please quote a fixed price for a batch of 100 target companies. - A "target" is one named decision-maker (marketing, events, partnerships or business development) at a company on our list. Building the named contact list from our company list is included in the batch price. - A target counts as "worked" once you have made a minimum of three call attempts on different days, plus one follow-up email where a call did not connect, and logged the outcome. - The batch is complete when all 100 targets have been worked and the contact list and outcome log have been handed over. - Please state the timeframe you would need to complete a batch of 100, and the number of qualified leads (brochure sent, events manager copied) you would expect from it. - We are open to a performance bonus per qualified lead on top of the batch price — suggest a structure in your proposal. If the first batch delivers, we will roll the contract on in further batches up to the event on 25 November 2026, so please indicate your capacity. Start: immediately (September 2026). IN YOUR PROPOSAL, PLEASE INCLUDE 1. Relevant experience — particularly outreach to marketing or partnership teams in the technology, cybersecurity or events sector. 2. How you source and verify contact details, and how you manage GDPR compliance. 3. Your price per batch of 100 target companies, the timeframe to complete it, and expected qualified leads. 4. A short voice sample or willingness to do a 10-minute call before we award the project. 5. Availability during Irish/UK business hours and earliest start date. Applications that clearly address the points above will be prioritised.

Executive Telemarketer – Invite CISOs/CROs to Dublin Summit
ABOUT US Cyber Risk International (CRI.ie) is Platinum Sponsor of the European Digital Governance Summit (EDGS), hosted by the ICTTF.org International Cyber Threat Task Force at the Mansion House, Dublin on 25 November 2026 (digitalgovernance.eu). It is a one-day, invitation-led summit for senior leaders of organisations regulated under DORA and NIS2 — boards and management bodies, no sales pitches from the stage. As Platinum Sponsor we hold a limited allocation of complimentary VIP passes. We need an experienced executive-level telemarketer to invite senior leaders at target organisations to register for one. This is senior outreach, not volume dialling. THE WORK We supply a target list of organisations — primarily financial services and large regulated entities across Ireland, the UK, Luxembourg, Malta, Cyprus and the Netherlands. The list contains company names and target roles only; no named contacts, emails or phone numbers. You build the contact list, identifying the right individuals at each organisation. Target roles: CEO, CIO, CISO, CRO / Head of Risk, Head of GRC / Compliance, and other members of the management body responsible for DORA/NIS2 governance and oversight. You call and invite each target to register for a free VIP pass via a registration page on the CRI website (a short HubSpot form). On registration they automatically receive a confirmation email and their pass. Where a call doesn't connect, a short follow-up email with the registration link is acceptable using our copy and a sending address we provide. Passes are for qualifying senior roles only — we will provide the eligibility criteria. Success metric: confirmed VIP registrations from qualifying senior roles, plus a clean contact list handed back to us at the end. WHAT WE PROVIDE Target organisation list, call brief and talking points, one-page summit overview, registration link, eligibility criteria, FAQ, email copy and sending address, and a weekly check-in. WHO WE'RE LOOKING FOR - Proven experience reaching C-suite and senior risk/compliance executives, ideally in financial services or other regulated industries. - Comfortable and credible with gatekeepers and executive assistants. - Fluent, native-level English with a polished, professional telephone manner. Experience calling into the Irish and UK markets is strongly preferred, as most targets are there. - Able to work Irish/UK business hours (GMT/IST). - Familiarity with financial services, cybersecurity, or DORA / NIS2 is a strong advantage but not essential — we will brief you fully. - Experience with HubSpot (or similar CRM) and clean, structured reporting. - GDPR-aware: contact sourcing and outreach must comply with GDPR and applicable e-privacy rules for B2B contact in each target country. Please describe in your proposal how you source contacts and stay compliant. REPORTING Weekly report in a shared spreadsheet or CRM: contacts identified, calls made, outcomes, registrations, follow-ups scheduled. All contact data gathered during the project belongs to CRI/ICTTF and is handed over in full on completion. COMMERCIALS We want to price this on output, not time. Please quote a fixed price for a batch of 500 targets. - A "target" is one named individual in a qualifying senior role at an organisation on our list. Building the named contact list from our organisation list is included in the batch price. - A target counts as "worked" once you have made a minimum of three call attempts on different days, plus one follow-up email where a call did not connect, and logged the outcome. - We reserve the right to reject targets that do not meet the eligibility criteria before they are counted towards the batch. - The batch is complete when all 500 targets have been worked and the contact list and outcome log have been handed over. - Please state the timeframe you would need to complete a batch of 500, and the number of confirmed VIP registrations you would expect from it. - We are open to a performance bonus per confirmed VIP registration from a qualifying role on top of the batch price — suggest a structure in your proposal. If the first batch delivers, we will roll the contract on in further batches of 500 up to the event on 25 November 2026, so please indicate your capacity. Start: September 2026. IN YOUR PROPOSAL, PLEASE INCLUDE 1. Relevant experience — particularly C-suite outreach in financial services and/or the Irish/UK markets. 2. How you source and verify senior contact details, and how you manage GDPR compliance. 3. Your price per batch of 500 targets, the timeframe to complete it, and expected registrations. 4. A short voice sample or willingness to do a 10-minute call before we award the project. 5. Availability during Irish/UK business hours and earliest start date. Applications that clearly address the points above will be prioritised.

Zoho CRM Professional Implementation Specialist
ZOHO OUTREACH We are looking for an experienced Zoho CRM specialist to configure a clean, scalable CRM for an international B2B recruitment sourcing business. CRM is already selected, with Zoho CRM Professional as the intended plan. We manage international B2B databases of recruitment agencies, manpower agencies, workforce/candidate suppliers, direct employers and clients. Outreach channels include Phone, WhatsApp, LinkedIn and Email, with Telegram/Facebook occasionally. Initially, the Founder and Main Assistant will use Zoho directly. MVP Configure mainly native Zoho CRM: Accounts/Companies, Contacts, Activities/Tasks, permanent Company IDs, Outreach Pipeline, Qualification, Account Manager, ownership fields, communication history, follow-ups, basic views/dashboard and migration from Excel/Google Sheets. Every Company needs a permanent unique ID such as VP-000001, VP-000002. IDs must be sequential, never changed, independent of Company Name/Country/Role and used as the matching key between Google Sheets and Zoho. Operators must not create IDs manually. GOOGLE SHEETS → ZOHO When an operator records an outreach activity, automation must find the Company by ID, create a separate Activity, preserve previous history, update summary fields, create a Follow-up Task when required and return Synced or Error/Needs Review. Activities must never overwrite previous Activities. Use one bilingual Google Sheets structure, one field mapping and one workflow. Preferred tools: Zoho Flow and/or Make, with minimal custom coding. CRM STRUCTURE Accounts = Companies; Contacts = people within Companies; Activities/Tasks = communication history and follow-ups. One Company may have multiple Contacts. Pipeline: New; Outreach in Progress; Response Received; Qualification in Progress; Qualification Completed; Closed—No Response; Closed—Not Interested; Closed—Not Suitable. Qualification Result: Pending / Qualified / Not Suitable. Account Manager, Current Owner, Relationship Source and Contacted By must remain separate. Account Manager manages the relationship; Current Owner handles current responsibility; Relationship Source records who established the relationship; Contacted By records who performed a specific Activity. LINKEDIN & OWNERSHIP Support Company LinkedIn, Contact LinkedIn, LinkedIn Connection Status, First LinkedIn Outreach Date and Last LinkedIn Interaction Date. Employee reassignment must not change historical Activities, Notes, Relationship Source or Contacted By. ACTIVITIES Every communication attempt must be a separate Activity. Channels: Phone, WhatsApp, LinkedIn, Email, Telegram, Facebook, Instagram and Other. Preserve complete history while allowing Last Contact Date, Last Channel and Last Result to show the latest interaction. PILOT Before full migration, test 30–50 real Companies. Test different countries/types, multiple Contacts, Phone/WhatsApp/LinkedIn/Email Activities, multiple Activities per Company, follow-ups, qualification, invalid IDs and duplicate prevention. Full migration starts only after Founder approval. SECURITY The Zoho organisation remains owned by us. Founder remains Super Admin. Specialist receives a separate temporary account. Passwords must never be shared and critical automation must remain under company control. OUT OF SCOPE AI, ATS/Zoho Recruit, candidate workflow, telephony, transcription, call-centre software, WhatsApp Business API, automatic LinkedIn scraping/messaging and heavy custom development are not part of the MVP. DELIVERABLES Configured Zoho CRM; Company/Contact/Activity structure; permanent IDs; Pipeline/Qualification; ownership fields; LinkedIn fields; bilingual Google Sheets template; Sheets→Zoho automation; Sync Status/Error handling; follow-up automation; 30–50 Company pilot; full migration after approval; basic views; field mapping; automation documentation; short SOP video; confirmation of the recommended Zoho plan. PROPOSAL Please answer: 1) How many Zoho CRM implementations have you completed? 2) What experience do you have with Zoho CRM Professional? 3) Have you built Google Sheets→Zoho automation? 4) Zoho Flow, Make or both? 5) How will you preserve Activity history? 6) How will you prevent duplicates? 7) How will you implement permanent Company IDs? 8) How will you separate Current Owner, Relationship Source, Account Manager and Contacted By? 9) Can this MVP be built without heavy custom development? 10) Is Professional sufficient? If not, explain why. 11) Provide 1–3 relevant examples, fixed price and timeline. Please start your proposal with ZOHO OUTREACH.
