I am the landlord of a ground-floor commercial property in Hull. I need an England & Wales-qualified solicitor or barrister to provide a fixed-fee written review of an existing 34-page commercial lease.
The lease commenced on 1 August 2017, has a rent-review date of 1 August 2026, and is due to expire on 31 July 2027. There is a current disagreement with the tenant about roof-related internal damage, tenant repair/decorating duties, dilapidations and recovery of professional costs. A chartered surveyor is separately dealing with inspection, condition and market-rent evidence.
Required fixed-fee deliverable: a clear written report, in plain English, covering:
1. Whether the tenancy has Landlord and Tenant Act 1954 renewal protection and the key timetable/notice requirements.
2. The rent-review clause: procedure, options if the tenant does not agree, and whether the landlord can recover any back rent and interest.
3. The division of landlord/tenant repairing and decorating obligations, particularly roofs, internal water damage and end-of-term obligations.
4. Whether the landlord may recover reasonable surveyor’s and legal costs for dilapidations or established tenant breaches under the lease.
5. A practical recommended next-step plan, distinguishing what the surveyor should do from what requires a solicitor.
Please confirm in your proposal:
• Your full name, qualification, SRA number or Bar details, and current practising status.
• Your relevant experience of commercial landlord-and-tenant work, including 1954 Act renewals and dilapidations.
• Your total fixed fee including VAT, delivery time and what is excluded.
• That the fee includes a written report and one short follow-up question by email.
• That you will not contact the tenant, issue notices or undertake any further work without my written authority and a separate fixed/capped quote.
I will share the lease only after receiving satisfactory qualification and conflict-check details. I am looking for clear, proportionate advice, not unnecessary litigation
