Tenancy issues

i have a full built rear garden office (wif, heating, for 2 people) but my DIY guy on visiting to ensure all the exterior of the house was ok noted that the office door was no longer opening and rain could enter damage the flooring etc. Tenant says: ''These are weather effects or age related wear and nothing not caused by us so the responsibility of fixing and paying should not be on you'' He also got my diy guy to fix a sticking door in the house. Bill £250 i feel he should be paying not me as landlord my view is that it is his responsibility to look after the house and DIY guy says they have probably not been using or entering the office for maybe some time hence the damage. GA4 Event Spike Audit & Fix

Over the past few days, I’ve noticed an unexplained surge in event counts in Google Analytics 4, far exceeding our usual traffic trends. The spike likely comes from either aggressive bot traffic or an issue with a tag that’s firing too often. I haven’t made any changes to the tracking setup myself, but I can’t rule out that someone on the team may have tweaked Google Tag Manager or the hard-coded snippets without informing me. I need a GA4 specialist to dive in, identify which events are inflating the numbers, and trace the root cause. The goal is to reconfigure the setup so only legitimate user interactions are logged. This includes reviewing GA4 debug view, GTM preview mode, referral patterns, IP ranges, and trigger conditions to isolate the problem. TASKS: 1. Investigate and pinpoint which events are causing the inflated numbers. 2. Identify whether this is due to bots, misconfigured tags/triggers, or other GA4/GTM setup issues. 3. Correct the GA4 and GTM setup so that only genuine user interactions are tracked. 4. Validate the fix for at least 24 hours to ensure data accuracy. 5. Licence to Occupy Agreement - for Multi Let Building

Guidance require on how to amend and add clauses to a Licence to Occupy Agreement without it being in danger of being interpreted as a "Lease." 1) We own a small mini mall that has been split into smaller units and let via licences to occupy. 2) The mall was to be split at the valuation office so that each licensee is responsible for their own business rates. 3) The valuation office however has rejected our application on the basis that the existing licence says that "the licensor retains control, possession and management of the property." As such they are now rating the building for business rates as 1 single property putting us at a financial disadvantage. 4) We have obtained a new licence agreement template with the correct wording that we have been told is "VOA compliant" for the purposes of splitting the building for business rates purposes. The template is attached. 5) We need assistance on amending the licence to add some bespoke terms but need to be careful that by doing so the agreement is not in danger of being interpreted as a "lease." Hence we require some legal guidance and assistance. In total there are approximately 10 bespoke points that we wish to add to the agreement. 6) We also need guidance on how to enforce the terms of the new licence agreement. e.g. will licences need to be signed again by licensees or can we enforce the new terms by default? This task needs to be completed by 5pm on Friday 20th March at the latest. The sample agreement is attached to this job posting. We would prefer fully insured solicitors to apply for this job, but will also entertain applications from other professionals who do not have legal insurance, so long as this is reflected in the price.
