Hi I am looking to get an appraisal and valuation for a hotel that I potentially will be looking to buy. I have an information pack with current income figures and last 3 years of sales. The ask price is £1.8 million, which includes the hotel property / land being included in the sale as freehold also the business is included in the sale as an on-going concern. I have requested the balance sheet also which I can provide shortly. Provided that the assets are not leveraged and there is no debt the buildings and land have significant value and the ask price is reasonable in my view given the size of the hotel, its buildings and land. From the income figures and projections I want to have a easy to understand analysis of the areas where the sales are being made and their current trajectory and forecasts etc.. identify any issues that are obvious in the various F&B sections of the hotel and more etc...
