    DESIGN COORDINATION is a registered company, and a registered Chartered Architectural Practice conduct regulated by CIAT, based in the UK offering ARCHITECTURAL services to Clients & Contractors in the construction & architectural sector with the ability and experience to undertake large projects including those over 5 stories in height & £5m (GBP), with small projects under £50k also undertaken.

    Your single point of contact will be a Chartered Architectural Technologist who specialises in technical elements.

    We can also act as the CDM Principal Designer if required (Construction Design & Management Regulations 2015) to assist Clients in discharging Statutory obligations.

    ARCHITECTURE: As an experienced designer & lead Consultant, had previously been responsible for all the project design, documentation & running of the project. This would full working drawing packages for developers, or Clients tendering projects, proceeding through to the issue of Architects Instructions as necessary, & establishing Client fee invoices, work stages & progress enabling payment.

    Previous projects included large scale buildings & sites. Among these were multi-storey buildings at the award winning Port Marine development, Royal Mail depots, secure or custodial buildings, & education.

    PLANNING PERMISSION: We prepare drawings and supporting documentation for submission to the Local Planning Authority to gain the consents and permissions required.

    Where necessary, we also undertake Planning Appeals. Our success rate is rather high (2 out of 3), mostly as our documentation in the original application fully addresses the Planning requirements, which can later be relied upon should the application be taken to Appeal for the Planning Inspectorate to adjudicate.

    Our services have also been engaged to draft detailed comments and objections to proposals submitted by others, mainly for the domestic or residential sector where neighbours wish to submit a logical and balanced reasoning to substantiate the objection, citing various planning criteria and policies so the Planning Officer is not able to overlook. If we deem necessary, we quote policy references effectively, so the Planning Officer can quote the relevant policies in the refusal should we be successful in our objective.

    Whilst Planning is a objective matter, and subject to the preferences and opinions of others, this balanced approach, of being able to justify and assess possible counter-arguments, means we can address them in the submissions to give the applications the best possibly chance of approval.

    BUILDING REGULATIONS: Providing a fully coordinated and buildable solution compliant with all regulatory requirements is one of our core activities, and can be for full project solutions, or just a specific element or provide justification for something to adequately address concerns of the Building Control Officer or demonstrate why the proposed solution is compliant without need for further enhancement.

    Often, we are engaged by Contractors when a Building Control Officer is insisting on things in excess of the regulations, personal preferences, or actually in error are requesting elements be incorporated which actually undermine the buildings ability to satisfy the Statutory Requirements.

    Contractors also use our services for assurance that solution comply, that they can incorporate with reliance, so works on site are not delayed whilst Consultants and Officers discuss the proposals and formally approve/sign off.

    PRE CONSTRUCTION: As part of a Main Contractors Pre Contract Team, roles are normally in bid management and would include acting as the Coordinator for team queries from Estimator, Take Off QS, Contracts Manger & Directors.

    This involves providing conclusive responses, or direction, based on information within the Tender Documentation. Where there are anomalies or conflicts within the documentation, or the Employers Requirements are unclear, we can liaise with the Clients Rep. to obtain clarification, or provide you with the appropriate text to submit yourself and remain in the background to advise as necessary.

    Contractors Proposals or Tender Submission. Contributions from team members, such as Method Statement’s can be proof read & adjusted to suit & ensure factually & grammatically correct, or if your resources are stretched, we can draft these for you to then review and amend to suit your needs. We place great importance on documents appearing to be authored by a single person, in a structured format, with consistent presentation & style.

    In drafting submissions, identification of any potential risks was vital so that work secured for the correct value, with all relevant risks identified & allowed for.

    During Post Tender Discussions, roles were to justify, & illustrate to the Clients Team in order to resolve clarifications to proceed to the Award of Contract.

    However, roles also involve being part of the on site team too ... responsible for coordinating flow of information, including web portals, Sub Contractor & Consultant information, in addition to design & buildability reviews.

    SITE MANAGEMENT: On site roles were as either a coordinator, or to assist the assigned coordinator by evaluating the current design. This would involve advising on matters such as Brand Standards or ER’s, Statutory Compliance, DDA & relevant British Standards. Our SMSTS qualifications (or tickets) are current and valid, which means we could actually work as a site manager, although we dont, but use this insight to be able to appropriately assess project needs and address accordingly.

    When working as the assigned on-site design coordinator, would include keeping design documentation up to date, resolving design issues as they arose, & resolving site team queries or design related matters.

    Providing architectural & technical input to ensure that the project is kept on budget & programme.

    PRINTING: We have in house, large format plotting ability using our HP designjet T730, to print drawings to sizes A1 and A0+ (915mm wide x length required off roll). Rates for engineering type drawings (5% coverage line art drgs) are:
    A1 (or equal): £1.20 + VAT. Includes colour as standard.
    A3: £0.48 + VAT. Includes colour as standard.

    DOCUMENT BINDING: Wire spiral/comb binding or plastic comb binding (various colours) can be provided, in house for A4 (or A3 landscape) documents, such as contracts, drawing swatches etc. Wire comb provides permanent tamper free seal and ideal for contracts.
    Wire comb: £3.00 + VAT.
    Plastic comb: £2.00 + VAT.
    A4 printing, £0.12 + VAT per page black & white laser, £0.24 + VAT per page inkjet colour. (All based on 5% coverage).

    POSTAGE: Charged at Royal Mail 24/48 standard price, plus 20% OHP/PPH fee + VAT.

    Block colour drawings can be printed, but additional ink charge may apply (depending on print coverage) and print quality or uniformity of block colour on large areas can not be guaranteed as it is a plan printer and not a photo printer. As such, block colour prints may contain streaking or patch variance. Whilst spare rolls are in stock, For large print runs, advance notice may be required.

    IMPORTANT NOTE RE VAT & BREXIT: Rates & fixed price costs exclude VAT unless noted otherwise (value added tax) which where applicable is levied as additional cost. In accordance with rules and obligations as defined by HM Revenue & Customs, work to UK buyers incurs VAT at rate current at time of invoicing (Currently 20%, Sept. 2020). Work to EU buyers (excluding Ireland) incurs VAT at 20% , Ireland ZERO rated export to VAT registered buyers (VAT details will be required at time of appointment). EU (including Ireland) and other non-UK countries after 31/12/2020 (Brexit transition date) will classed as ZERO rated export and VAT will not apply. Non-UK or EU countries currently ZERO rated as export & no VAT applicable. All subject to current tax rules, obligations & exemptions at time of invoice. Unless invoice, price or cost states "inc. VAT", all charges will exclude and VAT will not be levied or claimable. VAT invoices/details or VAT registration number available on request &/or where applicable.
