Architect Needed – Middle Housing Design & Permit Sets (Stamped or Unstamped) Contract | Ongoing Work | Remote-Friendly We are a real estate development and design-build firm focused on middle housing: duplexes, triplexes, fourplexes, townhomes, courtyard apartments, and small multifamily (2–60 units). We are seeking an Architect (licensed or unlicensed) who can design, draft, and produce complete permit-ready plan sets for residential middle housing projects. Stamping is a plus, but not required. This is ongoing work for the right architect. What You’ll Do You will be responsible for taking projects from concept through permit submission, including: Architectural design for middle housing projects Full permit-ready construction documents, including: Site plan coordination Floor plans Elevations Building sections Wall sections & details Code sheets (IBC / IRC as applicable) Life safety plans (where required) Coordination with civil, structural, and MEP consultants Redline responses to plan review comments Revisions through permit approval Projects are typically urban infill with tight zoning constraints. Shopify Expert & Brand Designer

Project Overview: We are looking to hire an expert-level Shopify professional with strong branding and design capability to uplevel, refine, and complete our Shopify store to a high-end, launch-ready standard. Our business operates in the premium fashion space for women. We are positioning ourselves as a high-quality, elegant brand, and every touchpoint must reflect this clearly. We have already purchased the Nimbus Shopify theme and have begun building the website. Your role is to use theme to enhance, elevate, and professionally finish the store, ensuring it meets a high commercial and aesthetic standard suitable for launch. There are lots of features that come with the store and we would like explore some of these with you. Alongside the website, we are also looking to develop and enhance our logo and overall branding. We already have a strong idea of the direction we want. We are looking for someone who can refine and strengthen this vision. As such, we would like this to go on simultaneously and not one step and a time due to time constraints. Scope of Work: 1. I have a “Gift Store” web app MVP built with the MERN stack. The current version has basic UI and product pages but no AI integration yet. I am looking for a MERN developer who can refactor, improve, and polish the app, and prepare it to work smoothly with an AI recommendation API. The goal is an elegant, modern gift store where users enter details (gender, age, job, nationality) and receive recommended gifts from the AI system. Responsibilities Review the existing MERN codebase and suggest improvements to structure, performance, and maintainability. Upgrade the UI/UX to look modern, clean, and responsive (desktop and mobile). Implement or refine backend APIs (Node/Express) for products, users, and the AI recommendation endpoint. Integrate with the AI API (provided by a separate AI developer) and handle loading states, errors, and results elegantly.
