I am the landlord and the tenant is a company with a personal guarantor so it is a company let which is different in terms of let to a resident tenant, the property was managed by an agent who has not fulfilled their contracted obligations on inspections and reporting (they provided 2 inspections/reports in 3 years when obligated to do every 3 months), the agent is connected with the tenant and the tenant was initially introduced by the agent, the tenancy ends on 1/03/2025. I have discovered recently that the tenant has breached the contract by at least the following: a) Altering without any consent nor any knowledge of myself a shower room to a disabled wet room which is now causing damp and structural damage and I have had a survey by an external company done to confirm this. b) Subletting without consent, I have evidence that the lawful tenant has subletted the property and licenced it to a third party without consent. Note no deposit was paid. The tenancy ends 01/03/2025 and no notices have been served to date due to inaction of the agent. Extract addresses from pdf to excel
This project involves extracting contact information from two Portable Document Format (PDF) files containing approximately three thousand addresses and names, and compiling that extracted data into a new Microsoft Excel workbook. The goal is to efficiently transcribe the address blocks - containing basic contact details like street name, city, state and zip code - from the source PDF documents into an organized spreadsheet format. THE ONLY ADDRESSES REQUIRED ARE THE ADDRESSES BELOW THE FOLLOWING TEXT ON THE PDF'S "Name & Address of Licence Holder" Data will need to be meticulously extracted from the unstructured PDFs and inputted into predefined columns in an Excel sheet to separate out each address field for easy reference and searchability. Columns may include Contact Name, Address Line 1, City, State, and Zip Code. Proper transcription and formatting of addresses is essential to maintain usability. Numbers, special characters and punctuation should be checked for accuracy. The freelancer should have strong attention to detail as well as proven proficiency in tasks like optical character recognition, copy/paste and spreadsheet manipulation. PDF editing and data extraction experience from assorted file types will be valued. Once compiled, the final output Excel file should contain a clean, well-structured list of all addresses extracted from the two PDF files provided, complete with individual columns for each data field.
