I hope you're well. I applied for two certificates of regularisation for work I've done. I had called my council, Brent, before starting the work (replacing all rotten windows in 2014 and installing bifold doors in the kitchen) and they said i didn't need to apply for planning permission, but failed to mention that I needed to apply for building control, which has only come to my attention now that I'm selling my house. The building control surveyor came on two occasions but didn't issue me the certificates due -in his view- to not meeting specs in terms of ventilation. however, for what I can see online, those specs only came into force in 2022. I've emailed and messaged him my findings but he refuses to budge. Therefore I need a legal opinion on that and saw that you have experience in real estate law- not sure that applies to construction but please let me know if of interest anyway. MVHR design
We have a ventilation issue with our house, old 20s build with single block, chimneys and wall vents have been blocked up and insulation in the suspended floor. Considering single point d-MEV in the top stairwell but not sure it will do the job as we regularly have 80% humdity in some rooms. Perhaps its better we should just go all out with MVHR either single units in most rooms or perhaps ducted throughout. A lot of mvhr installation seems to be the ductwork so i was thinking DIY this part (upper flooring is all being refurbished by me anyway so can access the ceilings). then just get an electrician in for the wiring it up in the loft Is this something you could help design with? what would you charge? Passive solar greenhouse
I’m going to build a passive solar greenhouse (Chinese greenhouse/4 seasons greenhouse depending on terminology) on my allotment site, mostly using materials I already have. I’ve no experience building, quick to learn and enthusiastic. I would like an architect plan for the structure. And may need some assistance with choosing correct dimensions and support. If of interest maybe it would be easier to discuss. But the premise of the greenhouse design is to maintain heat throughout the night, most greenhouses will loose heat due to lack of insulation. This design forfeits light for warmth by only having the south facing wall transparent. This will be polycarbonate. The other sides will be either metal sheets (lots of this on my allotment when I took it over) or OSB. The frame will be wood which I will purchase. I will need to work out the appropriate truss support for the weight and span. The dimensions planned are L340cm W169cm (2:1 ration is important for design) The south facing end will be in the ground whereas the north end will be build on top of a concrete base already present. The idea is so you can grow directly into the soil inside the greenhouse. Therefore the south support will need a base build on soil. The transparent roof on the south needs an about 45 degree angle. There will be guttering on the north side to collect rain water. Internally there will be a door on the east side only and a ventilation grid on the west. The north, east and west walls will have some form of insulation. With the concrete base already insitu taking up 41cm width acting as a heat sponge. Leaving 128 cm of open ground to grow in.
