Architectural plans for single story extension for a flat (for planning submission)

Design details: Hi,

I need formal plans drawn suitable for submission to the Planning Authority, for a single story rear extension to a ground floor flat. No planning submission is required, I'll do that.

Flat is in West Sussex, near Brighton (UK), and in a conservation area.

Currently I have my own attempts at the:

* Current floorplan
* Proposed floorplan showing the dimensions of the extensionv (imperial version has all proposed room and corridor dimensions)
* Sketch showing the positon of the proposed buildings within our garden footprint

This property had previous planning approval for a much smaller conservatory. I have attached the original plans for this which also show the elevations, area map etc.

I've modified this (crudely!) to show the proposed extension dimensions - I will need you to re-create this in a format and scale suitable to submit for my planning application.

I haven't drawn the exterior (rear) elevation of the proposed extension, so will need you to do this based on my 2D floorplan which shows locations of proposed french doors and windows. The roof will be either Flat or Saltbox - we may need to discuss.

Beacause we are in a conservation area, the corner summerhouse shown in my sketch also needs planning approval so must be included in the plans. Dimensions are as shown in the sketch, exterior finish will be stained timber (2.4m max height).

Additionally - I have a feeling that planning will say no to our original plans, as we are in a conservation area. The dimensions for the extension we want are 4.8m x 8m.

I will need a priced option to modify the plans and rear elevation to show a 4.8m x 6m extension, should I need to resubmit the application.

Essentially everything will be identical other than shaving 2m from the right hand side (South projection), and repositioning the french doors on this side of the structure accordingly.

I have no issue with bidders overseas, but you must have experience of creating architectural plans for UK residential planning applications. I'll also need your estimated timeframe for completion of this job, and also to modify the plans for a smaller footprint if required.

Ideas for the visual style: Contemporary would be nice, but likely that planning will require matching brickwork as we are in a conservation area.
Extra notes: I think I've tied up the bulk of what's needed - I just need you to turn it into a digestible format for the planning committee.
