Design details: Architect / Architectural technologist/technician wanted
A few weeks ago I have already created a job for the same project. The reason I am posting again is A) It expired, which I wasn't expecting and I probably posted it a little too premature and B) it was not as complex compared to what I found I really do want and need, now that I am further down the line with my project overall.
Current situation:
I am in the process of buying a small property and am very close to exchanging contracts. I want to hand in a planning application as soon as I have exchanged contracts in order to not waste any time and to move in asap. I already have some architectural drawings which I had used for the pre planning meeting with a planner, to see if my desired design for the property is feasible.
The property:
Single storey bungalow style house with a small loft space. Ground floor area is roughly 60 square metres, property is detached and located in London SW20.
Atm I am waiting for the structural engineer to carry out his survey. This will be done this week. I then will know how I can implement my design and the technical particulars to create all plans/drawings.
A few questions for you:
1. Have you worked in SW London before? Hence any experience with the Merton planning office?
2. What is your experience with the planning application process? Can you assure we will have all plans/designs in accordance with the planning application requirements? Including technical drawings for building regulation submissions.
I would need someone local to the SW London area to:
1. Carry out on site survey/measurements to prepare all plans - for the house, inside and out - and the whole plot. I fear my current drawings may not be giving away all details.
2. Develop the plans/drawings complying with the scaling and all requirements for the planning application so they can be submitted.
3. Create all technical design plans/drawings needed for building regulations so they can be submitted.
4. Advise/ensure all is handed in according to requirements and all that comes with the planning application is in order
(No extra drawings for the builder needed)
I would provide any professional drawings I already have and proper hand drawings (by myself, not professional) and thorough details on how the property will look like (adding a first floor and an extension to the existing one storey building) and also how the inside design will be.
I am also looking for guidance and advise on how my design could be optimised/improved where applicable. But, I am also looking for someone who will be easy to work with, helping me to implement my design/vision and not designing their vision.
I hope I have provided enough details for now and will be more than happy to answer any questions.

Please confirm for the purposes of the Construction Design and Management Regulations 2015 that you alone are the designer, the Principal Designer and that you are aware of the legal obligations imposed on you as the Client and/or Principal Designer and that we are a sub-consultant under your direction.

The certificate you need to complete when applying for Planning requires you or your agent to confirm you owned the property for more than 28 days prior. Will you be waiting the 28 days, or submitting upon gaining ownership, as if so the certificate you need to fill in for not owning property for 28 days is same as if you don't own it at all, as you need to give notice to the current owner. That being the case, no reason you did not submit as soon as practical before the house sale went through ... also means if you failed to get permission you could drop out. Please confirm which you intend to do, as soon as or prior, or wait 28 days.

I don't exactly see the relevance why this is of concern if anyone was to make an offer?
The declaration upon submitting the panning application states 21 days. So unclear where 28 days are coming from. Also, plenty of people hand in planning applications before completing the sale. There is a way to do that. Yes, there is a way to add the planning application in prior to sale, which is why we were asking, its done as we have noted ... just your advert states your waiting until sale goes through. We always advise Clients 28 days, so as the 21, plus allowing clear day each side of ownership and clear day before/of application, its easier to just say we, as the company completing the forms on your behalf state 28 to ensure we do not commit perjury due a Client error or oversight.
With regards Building Regulations, you have yet to advise as to whether you are waiting until gaining Planning or at same time. Will presume you are and allow the appropriate discount, noting that any abortive Changes due to Planning will incur hourly charge, but hopefully as you have done a lot of research with the LPA, this will not be the case and will be rubber stamp formality. -
Your project description appears to indicate you will be doing building regulations at same time as Planning, which can be done, just normally people wait until Planning is received to avoid abortive costs. Please confirm if required at same time or subsequent upon gaining Planning.

Why do you just submit those hand drawings if u already done all of them? I do ready see my roll for this job, unless u want someone redraw them. Could u upload some of ur work?
