This service is mainly aimed for the private landlord, whom we work predominantly for, after realising a gap in the market. Some landlords, simply don't wish to employ a Lettings Agents- with very goof reason!
Upon ordering, you will need to provide some information regarding the property, your details, tenant's details (etc.), however, I shall send an email confirming all the information we shall need from you, including any special clauses you with to have in effect during the tenancy term. No tenancy agreement is the same. We have worked on, over the years with our solicitors) to produce a very water-tight agreement under the housing act 1998, but other than the main body of contract; everything is written to suit you and your tenants. No templates!! No agents!!
After we have a draft prepared for you, we will send it through to you, via PDF. You don't pay until you are 100% happy with your AST, so you can be assured of the quality we deliver, before paying for it. Our fees also include the sending of the documents to all parties to sign electronically. After which, we will sign as a witness, which ratifies the document. We will then send you and your new tenant(s) the copies of the completed and signed version, via email.

What the Freelancer needs to start the work
*Type of tenancy agreement required (lodger's agreements also available!)
*Your name, address, telephone number (as per sections 47 and 48, this must be provided to the tenant)
*Which U.K. deposit protection scheme you use (and written confirmation you will lodge the deposit within 14 days)
*Property details- 3 bedroom semi-detached, mid-terraced etc. how many bedrooms the property has
*Your tenant's details- name, current address and telephone number
*Special Clauses for the contact (i.e- the landlord is not responsible for paying for the maintenance of white goods (if any))
*Tenancy term
*Rental amount (either weekly of per calendar month)
*Details of any guarantor, if one is required (your guarantor deed/agreement would be included in the servic*e!)
