While we have some initial ideas, we are open to collaborating with the freelancer to refine and enhance the final product. The freelancer should have experience in creating 3D images and should be able to work within our specified timeframe and budget. If you are interested in this project, please submit your portfolio and a brief proposal outlining your approach and estimated cost. We look forward to working with you to bring this vision to life!
Structural Engineering for Renovation
I need a fast solution on this one so please only respond if you have the bandwidth to work quickly. I am changing the layout of a small 2 bedroom house. I am opening up downstairs to an open plan living space which will require a longer uprated steel supporting beam to span the total depth of the property (5.16m). I am also vaulting the ceiling upstairs and adding in two mezzanine platforms in each of the bedrooms. The current construction of the roof is: Rafters - ~70x70mm at 370-400mm centers A-Frames - 2 beefy a frames, one in the middle and one towards the neighbouring end of the property 200mm x 140mm beams. 250mm x 85mm A sections. 100mm x 80mm inward diagonals. Flat ceiling that has been added in during the conversion that does not appear to be supporting 100x40 and the same centres as the rafters and the fixed to the side of the rafters with a couple of nails. Perlings - There are two chunky ( Upper 140mm x 80mm) ( Lower 180mm x 70mm) peelings on the longer side of the roof and then one very large (200mm x 80mm) perling on the shorter section of roof. First floor construction 150mm x 50mm joists at 400mm centres. these currency span 3.3m either side of the current steel beam. I have added in the architectural floor plans of the existing and the proposed. I have also added in some photos of the property which is half way through the rip out.
Dynamic Financial Model for Project Appraisal in Excel
I NEED EXCEL HELP URGENTLY. I HAVE ATTACHED A PDF OF THE EXAMPLE APPRAISAL AND WILL SUPPLY THE EXCEL SPREADSHEET ONCE I ACCEPT THE JOB. I NEED IT COMPLETED URGENTLY, IN THE NEXT 5 HOURS. PLEASE ONLY APPLY IF YOU CAN MEET THIS TIMELINE. General Overview Objective: Transform the static financial model into a dynamic one that updates in real-time as input values change. This involves replacing static values with formulas that automatically calculate revenues, costs, financing details, and profitability metrics. Scope: The model includes several tables (Table 1 to Table 9) detailing project summary, financial appraisal, revenue calculations, cost breakdowns, financing structure, and sensitivity analyses. Specific Instructions Table 1: Project Summary Action: No formulas required. This table provides a narrative overview of the project. Table 2: Summary Financial Appraisal Revenue Calculation: Replace static sales revenue totals with formulas that multiply unit counts by their respective sizes and price per square foot. Costs: Site Purchase Costs: Sum purchase price, stamp duty, and other purchase costs. Build Costs: Sum preliminary costs, main build costs, and contingencies. Other Costs: Include formulas to calculate fees, marketing, and statutory costs as percentages of build costs or GDV. Financing: Finance Costs: Calculate interest on loans based on principal amounts and rates. Profitability Metrics: Net Profit: GDV minus total costs (including finance costs). ROI, RoE, and other returns: Use Excel functions to calculate these based on net profit and investment amounts. Tables 3 to 6: Detailed Breakdowns Action: Implement formulas to calculate detailed revenue and cost components, such as per-unit sales revenue, construction cost per square foot, and professional fees as percentages of total costs. Table 7: Finance Structure Senior Debt and Mezzanine Financing: Calculate total facilities, interest, and fees as specified percentages of project costs or GDV. Developer's Equity: Detail equity contributions and expected returns using formulas based on project profit and equity investment. Table 8: Sensitivity Analysis GDV and Build Cost Variations: Use formulas to show how changes in GDV and build costs impact return on cost and profit. Adjust GDV and build costs by specified percentages and recalculate key financial metrics. Table 9: Advanced Financial Analysis Detailed Financial Projections: Implement complex formulas for cash flow projections, detailed cost analysis, and financing repayment schedules. Additional Instructions Cell Referencing: Ensure all formulas correctly reference input cells, dynamically pulling values from relevant parts of the spreadsheet. Cross-Table Dependencies: Identify and link inputs across tables where changes in one affect calculations in another (e.g., changes in build costs impacting total costs and financing needs). Validation and Testing: After implementing formulas, validate the model by testing with various input scenarios to ensure accuracy and responsiveness. Documentation: Provide clear documentation within the spreadsheet (using comments or a separate instruction sheet) detailing the logic behind key formulas and any assumptions made.

Phased, Minimalist Design for Contemporary School
1. Executive Summary: This project should requires you to design for the Cambridge Halls Academy School, envisioned as a modern, minimalistic, and accommodating facility with a phased construction approach. The six-story school building incorporates natural light and neutral colors, providing a calm and serene atmosphere. It features classrooms, offices, assembly halls, a library, canteen, accommodation, sports facilities, and other necessary amenities, with considerations for accessibility. 2. Design Features and Requirements: 2.1 Entrance and Reception: The reception area, inspired by contemporary hotels, is a high-ceilinged space equivalent to two floors with a mezzanine level. The entrance exhibits a glass wall extending across the height of the building, allowing natural light to flood the reception area. The design includes an exclusive entrance for student apartments. 2.2 Classrooms and Offices: The school building comprises classrooms and offices across each floor, with preschool areas situated on the ground floor. Specific floors incorporate libraries, assembly and exam rooms, and headmaster's office. A considerable portion of the first floor is reserved for a communal place and an assembly hall with a 60-100 person capacity. 2.3 Student Accommodation: The student accommodation is integrated into the school building but accessible only to the residents. It includes studio rooms with common kitchen and living areas per floor. 2.4 Amenities and Facilities: The design includes female, male, and disabled toilet facilities, cleaner's cupboards, a canteen, multi-religious/prayer room, and a large common area. 2.5 External Structure: The external structure will resemble a seamless part of the main building, regardless of the phased construction approach. The third floor will incorporate a sports/play area sectioned off by bi-folding floors, and the fourth floor will host classrooms, lecture rooms, and workshops. 3. Accessibility: The design ensures accessibility for disabled persons through the inclusion of lifts throughout the entire building. 4. Phased Construction Approach: The building construction is planned in phases, initially covering 2-3 floors with foundations suitable for supporting six stories. Each construction phase is designed to leave the building looking complete to ensure a coherent aesthetic appearance. Future phases will add additional floors, focusing on classrooms and other facilities, with minimal disruption to the existing structure. 5. Safety Considerations: All design and construction activities will adhere to established safety standards, ensuring safe environments for students, staff, and visitors. This includes provisions for fire exits, AstroTurf sports area, science rooms located at the back of the building for safety, and a roof that is easily removable during the second construction phase. The Cambridge Halls Academy School's design prioritizes creating a welcoming, contemporary environment that stimulates learning while considering the practical aspects of phased construction and accessibility. Special notes: We need the project to be as cost efficient as possible, the drawing we provided are just the guideline. In order for us be cost efficient rooms such as science labs and kitchens/Cafeteria would be best situated over each other in different floor. To reduce the piping Network. Please approach bathrooms and lifts the same way

Complete REVIT design for Timber Frame buildings
I have been let down by my previous designer and need a competent and reliable person to complete a design project consisting of a House and Sanitary Building for a Camp Site. I have some concept drawings and some Revit files but not finished. Ultimately my aim would be to have a set of drawings suitable for a builder to follow and will satisfy a structural engineer. PROJECT BRIEF - Camp Site 1. Based on St Helena Island South Atlantic Ocean (Southern Hemisphere). 2. Region where Termites are present. 3. Buildings of lightweight timber frame construction and to sit on raised foundations. 4. Off Grid with PV panels on roofs, rainwater harvesting and sewage treatment (Biogas digester). 5. First structure LODGE - Living accommodation for Management personnel. Open plan feel with vaulted ceilings and roof windows. Living area being 1.5 story (internal Mezzanine with external walkway) and Bedroom/Bathroom single story. 6. Second structure UTILITY - Centrally located within the site. Consisting of a Reception Office, Dish Wash area, Combined Shower/Toilets Block and a Plant/Equipment Store. Partially joined with a covered walkway. ISSUES TO BE RESOLVED 1. Confirm rvt file attached to this project reflects the above (in principle). 2. Previous designer did not encompass all the design elements so rvt file will likely be incomplete. 3. Tailor all aspects of the design to client requirements eg window placement and numbers, floor design, footprint area, internal and external finishes, foundation type etc etc. 4. Truss design for lodge for Vaulted ceiling and Mezzanine. ULTIMATE AIM 1. Complete design within 2-3 weeks. 2. Have a set of drawings in a format acceptable for Building Code/Regs. 3. Drawings ready for Builder to assess materials required and structurally sound. Please now refer to the files attached for more detail. Include is a Site Plan, a Floor plan for each structure and some artistic impressions of the structures. As mentioned it is important to remember certain aspects of the final design will change once we work together so the artistic impressions should be treated as guides only. Regards, Andy
