Setup tracking of a PDF download on Google Analytics

Description of requirements/features: Hi there!

Not needing any web development for this job but instead TWO jobs for Google Analytics

We create neighbourhood guides which are printed and freely distributed, but they are also available in FOUR different formats PER neighbourhood (3) to download from our website (for mobile and PC in two languages)

I need to be able to track each download and have tried doing this via Google Analytics as an 'action' but it hasn;t worked, so looking for someone with GOOD experience of Google Analytics rather than a specific web developer to setup tracking of all 12 download buttons.

JOB 2: I also am so sick of seeing referral spam in my Google Analytics. I have tried various ways to eliminate the links from showing up on my dashboard, telling Google Analytics to exclude them etc, but to no success. If you have experience fixing this then I am keen to include this is the overall job too.
Extra notes: Please remember this is for those with good experience of Google Analytics and any pitch should reference the points above to gain my trust in it... I wouldn;t expect it to take longer than an hour for someone who knows what they're doing.
