Need a clean WP Website with 5 pages

Scope:

- Sections: Services, About, Contact, Testimonials, Newsletter Signup

- Pop-up invite for my monthly newsletter

- Services include coaching, consulting, speaking, and training - one link to an external site for Career Coaching

- You will provide the design, theme and images

- Site should be easy for me to edit in the future so make sure you don't use some fancy WP Plugins

- Ability to sell a downloadable PDF via PayPal

- 3 revisions (except errors and bugs which I expect you to fix all of them)

I will provide:

- The logo
- Hosting is with Namecheap
