Minimalist House Design with 3D & Execution Plans

I am looking for an experienced architect or interior/exterior designer to prepare a complete minimalist design package for a private house.

The house is already completed at the structural shell stage. I will provide the approved municipality drawings and the as-built survey plan prepared after the shell work.

The required scope includes:

Interior design
Exterior design
Light landscape design
Full 3D renders for interior, exterior and outdoor areas
Furniture layout plans
Lighting plans
Electrical plans
Plumbing coordination
Ceiling plans
Flooring and wall finish plans
Kitchen and bathroom layouts
Interior elevations where needed
Material and finish schedule
Detailed execution drawings ready for site implementation
Final organized PDF package

The landscape scope should include the swimming pool area, outdoor seating areas, views, parking layout, pergolas or shading structures, and general outdoor arrangement.

Important notes:

The approved façade colors and municipality/code-related exterior details must not be changed.

Some minor layout adjustments may be required, including adding a guest bathroom, creating a dressing room for the master bedroom, and adding two windows in selected rooms. These items will be confirmed after agreement.

The main priority is a practical, buildable design with clear technical drawings. I need someone who understands construction and site implementation, not only 3D visuals.

The design should be beautiful, unique, and distinctive, while remaining practical, cost-effective, and easy to execute on site. I am not looking for overly complicated or unnecessarily expensive design solutions. The goal is to create a high-quality minimalist result with smart details, suitable materials, and realistic implementation cost.

Preferred payment structure:

Payment will be divided into milestones linked to clear deliverables. Each milestone will be reviewed and approved before moving to the next stage.

Suggested milestones:

1. Scope review, design direction and mood board
2. Interior, exterior and landscape concept design
3. Full 3D renders
4. Technical and execution drawings
5. Final revisions and complete PDF package

The freelancer can submit an invoice after completing and submitting each approved stage.
