in the context of this briefing, we would like to present you with a task that relates to the publication of a work on the core refurbishment of a flat. Am looking for a qualified freelancer (inner architect or similar) , who is able to successfully implement the project. Below you will find detailed information about the work as well as the desired results.
Our project involves the core renovation of a flat. The ground floor covers an area of approximately 64 square metres and is located in an urban setting. The aim of the refurbishment is to completely renovate the flat to make it habitable and attractive. This includes the following works:
Removal of the existing flooring, walls, ceilings and installations.
Checking and updating the electrical and heating systems (new underfloor heating).
Installing new flooring and wall coveringsReplacing doors and windows
Updating the kitchen Adjusting the floor plan for optimal use of space1
The project is to be prepared on the basis of three variants:
1 Recording the status quo
2 Adaptation window front
3 new room design.
Variant 1: Creation of 2D plans and a 3D model Satus Quo
we would also like to have 2D plans and a 3D model of the renovated premises created.
Scope: Recording the current floor plan and room dimensions of the flat.Creation of precise 2D plans showing all rooms, doors, windows and installations.Creation of a 3D model that visualises current flat in a realistic representation.Integrating details such as flooring, wall coverings, furniture and lighting to make the 3D model look realistic.
Variant 2: Spatial adaptations with removal of the window and renovation of the conservatory.
Description: this variant specific spatial adaptations in the area of the hall and conservatory. The aim is to create a seamless connection between the indoor and outdoor areas and to extend the living space.
Scope:
Removal of the existing window between the hall and conservatory to create an open plan space.
Complete replacement of the conservatory structure, including the frame, glazing and roof covering.
Installation of a high quality sliding door that provides access to the garden and ensures good ventilation.
This variant aims to expand the living space and create a harmonious connection between the interior and exterior. The spatial adaptations should be both aesthetically pleasing and functional to enhance the living experience.
Variant 3: New spatial design with redesign of kitchen, dining room and former kitchen
This variant includes a comprehensive spatial redesign to make the best use of the living space.
Scope: Redesign of the former conservatory into a new kitchen. This includes the design and installation of a high quality kitchen fit-out, including worktops, cabinets and appliances. Transformation of the dining room into a small living area that can be used as a cosy retreat. The design should promote comfort and relaxation. Conversion of the previous kitchen into a study or home office. Suitable work surfaces, storage space and ergonomic elements should be considered here. Consideration of ergonomic and functional aspects to enable optimal use of the living space.
This variant offers a comprehensive redesign of the living space to improve functionality and comfort.
Finally, we would like to point out that we require all created data and documents in common formats to ensure smooth further processing and use. Please ensure that both the 2D plans and the 3D model are in formats that are widely used and easily accessible, such as PDF, DWG, DXF, and common 3D formats like OBJ or FBX.
