Design details: - BRIEF -
Create a pdf infographic report that helps property managers compare between several groups of tenants that apply to rent a property.
The report must show the logo of the letting agency & the property manager's name and contact details.
The infographic should be able to scale based on the number of groups applying. For some properties only one group of tenants might apply. For some properties 8+ groups of tenants might apply!

The purpose of this infographic is for a property manager to quickly make the best decision of which tenants the property should be rented to - therefore the report should show an overall recommendation for each tenant group from the following list:
* Accept
* Accept with Conditions
* Accept with Conditions & Guarantor
* More Info Required
* Decline
- CATEGORIES -
Each group of tenants will be assessed on a number of different categories and this will contribute to the overall recommendation.
* Affordability *
This is an assessment of the tenants combined income vs the monthly rental.
Accept: If rental amount is less than 40% of combined income.
Accept with Conditions: If rental amount is 40% - 42% of combined income.
Accept with Guarantor + Conditions: If rental amount is >42%
* Occupants *
This is a measure of the number of tenants in a group compared to the number of rooms. This would be to avoid over crowding, e.g. three couples in a three bedroom flat.
* Credit Score *
Credit risk score taken from their credit check if they upload one, or submit their score. Outputs will be Accept, Accept with Conditions & Guarantor, or Decline.
* References *
Previous accommodation reference uploaded. Yes / No.
Employers reference uploaded. Yes / No.
* Employment *
Employment status and title e.g. Student, Working Professional, Student & Working Professional, Family, DSS.
* Start Date *
Requested tenancy start date (normally the sooner the better).
* Lease Length *
Requested lease length (normally the longer the better).
* Requests *
This part will be text based and may contain things such as a request for new sofas; the kitchen to be repainted; or is it okay to have pets, etc.
* Monthly Rental Offered *
It would be good to show if the rental amount offered is above or below the advertised rental & to highlight which tenant group has offered the highest rental.
* Advance Payment *
Ability to pay rental in advance is a good sign - how many months of rent could be paid up front? (often the more rental paid in advance the better).
