Illustrated neighbourhood map - board game

Seeking an illustrator to produce a warm, friendly flat-style neighbourhood board for a tabletop health-education game. I have uploaded one image to show the style I would like ( Maria Loop) and one image that shows the type of buildings and spaces that need to be included with space for playing cards.
I have set a fix price but open to offers

deliverables :
Print-ready PDF — 600 × 600 mm, 300 DPI, CMYK, with 3mm bleed. All text embedded or outlined.
Working file — layered AI, PSD, or Affinity Publisher file. Layers organised by location.
Web-optimised PNG — 2400 × 2400px for digital use
Colour palette file — swatches for all colours used, for consistency with other game components

Please build all components as reusable templates with clearly labelled text boxes and master pages — so that content updates, additional vignette sets, or revised wording can be made quickly without specialist design knowledge. All components should be separate files rather than a single document,
