Modify Existing Design of 11 page brochure

I have drafted an 11 page brochure using my company brand guidelines in a word document. Most of the text is regulatory wordings so the content cannot be changed. I need this document converted into a PDF for email or printing so that it prints well and has no white margin (which is what I keep getting when I conver to PDF or give it to my printers).
I have another word document that needs the same treatement but will have sections that will be personalised for each client so the document needs to be set up so that whenever I convert to PDF or print it retains it's formating and does not end up with white borders/margins. I have the document prepared.
For each docuement I will provide the copy that I have already created plus a copy of the brand guidlines documents.
