Hello,
I'm looking for an architect who can handle the following;
- CAD drawings according to UK building regs
- Floor plans - 2D + 3D
- 3D renders
- all files provided
- target total usable floorspace of around 43m2
The project is straight forward. We already have a design but we want something new and improved.
Target dimensions are as follows;
- 9.5m X 3.2m wide X 4.3m tall
- insulation depth of 200mm (PIR / rockwool / corkboard - other ideas are welcome) for walls.
- two floors accessed via a stairway to a loft with a landing that circles the side of the house to access the other loft (see attached images)
- 900mm stair width / 220mm rise - 1 hand rail
- 2100mm ground floor / 2000mm 1st floor (roughly 9m2 each room)
- King size master bedroom + double bedroom
- large opening in centre from roof to floor allowing skylight natural light in
- Light & airy feel
- Modern design
- Would like to see 2 configurations, one for north & south facing as we'll use solar on the roofing
- 10 solar panels (1956*992*35mm) to be placed on the roof. Solar inverter & power wall (830*450*160mm) to be placed inside the house with an inverter. (see attachment)
- sloping roof to allow for solar & to allow rain water to be caught by guttering into a downpipe for a water tank
- when designing, ensure its structurally feasible from an engineering point of view
- The structure will use light-gauge steel (see attached for example)
- Will be built in a modular fashion, one module for the ground floor and another module for the 1st floor.
- Electric underfloor heating system (to be shown on architectural drawings)
- wood burning stove in the living area
- composting toilet so no need for the piping to a toilet
- goal is for A-rated EPC
