Concept Design for Bungalow Renovation (Required in 48 Hours)

I am looking for architectural designer with UK construction knowledge to prepare a two-phase bungalow redesign.

Phase 1 – Concept Design (Required in 48 Hours)
• Proposed 2D floor plan layout for the entire property, including approximate scaled dimensions for preliminary builder cost estimates
• Redesign of internal walls, including walls to remove or relocate
• Creation of a new enclosed front space between the garage and lounge
• Concept roof design covering the new front space
• Roof skylights included where they:
o Provide essential natural light to key rooms, including the dining and lounge areas, kitchen, and bathroom
o Affect roof design enough for the builder to visualise layout
• Proposed new window and door positions (with approximate dimensions if possible)
• High-level structural feasibility notes (concept only, no detailed calculations)
• One simple 3D visual/massing sketch to help understand the new layout
• Focus on clarity and scaled sizing sufficient for builder cost estimation

Phase 2 – Detailed Design (Follow-Up)
• Full structural calculations and drawings
• Detailed building regulation drawings
• Mechanical & electrical (M&E) design including:
 Electrical rewiring: full layout showing lights, switches, sockets
 Plumbing layout: full design for kitchen, bathrooms, utility areas, and any new wet rooms
• Insulation upgrades, heat pump integration, and underfloor heating design
• Coordination of all designs for UK householder compliance
• Fully detailed 3D perspectives, including:
 3 exterior views (front, rear, and side) showing new extensions, roof, and skylights
 2–3 interior views of key rooms (lounge, dining, kitchen, bathrooms) showing layout, openings, and natural light
 1 overall isometric/axonometric massing view of the redesigned bungalow

File Types and Deliverables
• All final drawings for Phase 1 and Phase 2 must be delivered in DWG and PDF formats
• Files must include:
 Scaled floor plans
 Elevations
 Roof plan with skylights
 3D visuals for Phase 1 and fully detailed 3D perspectives for Phase 2
 Window/door schedule with dimensions
 Electrical and plumbing layouts
 Any structural annotations affecting interior design or construction
• Files must be clearly labelled for Phase 1 (concept) and Phase 2 (detailed design)
• All files must be ready for handover to builder and interior designer
• Ownership and rights of all drawings transferred to the client on completion

Requirements
• Experience in UK residential construction and bungalow redesigns
• Ability to deliver Phase 1 within 48 hours
• Familiarity with concept design, roof planning, householder planning requirements, M&E design, and 3D visualisation
• Must be able to complete both Phase 1 and Phase 2
