Description
I am building a single-storey 1-bedroom holiday lodge and require a full architectural drawing package for UK Building Regulations submission.
Planning permission is already approved and structural (oak frame) drawings are complete, so this is for the building regulations stage only.
I am looking for someone experienced in UK compliance who can produce drawings suitable for building control approval without multiple revisions.
Project Details
Use: Holiday let (1 bedroom, 2 adults max)
Footprint: approx 15.2m x 6.2m
Single storey (approx 5m ridge height)
Timber frame with exposed oak structure
Oak posts and beams (200mm) with softwood infill panels
Standing seam metal roof
Large glazing including bifold doors
2m deep front veranda (separate structure)
Aluminium windows and doors (anthracite)
No rooflights on internal-facing elevations
Floor Build-Up (Current Plan)
Type 1 sub-base
Sand blinding
DPM below slab (turned up at edges)
100mm concrete slab
150mm rigid insulation (Celotex XR4150 or similar)
Underfloor heating pipes (4 zones)
Screed finish
The lodge sits on brick upstand walls, not directly on the slab.
