I have 3 properties with tenants that are all happy to leave but the council will only re-home them if i get a court order to repossess the properties. I did issue some section 21 notices a couple of months ago but am not sure if they are valid. I need someone who can advise if the S21 notices are valid and deal with the application for possession using the accelerated procedure to get the court orders. Possible issues that i need advice/help with are:
1. The tenancy agreements were originally in the names of my wife and I but i have since divorced and the properties are now only in my name.
2. One of the tenants i somehow didn't insure the deposit for.
3. They all have current gas safety certificates but in the past a few certificates were not done on time.

Do you have a court order or consent order transferring title you solely?
