I am looking for an experienced lease extension solicitor and/or surveyor to assist with a statutory lease extension under the Leasehold Reform, Housing and Urban Development Act 1993 (LRHUDA 1993). The property is a maisonette divided into two flats with 87 years remaining on the lease.
Responsibilities:
Solicitor:
Review and respond to the Section 42 Notice
Draft and serve the Section 45 Counter-Notice
Advise on legal options, negotiation, and next steps
Liaise with the leaseholder’s representatives
Ensure compliance with statutory deadlines
Draft or review lease documents
Surveyor:
Conduct a lease extension valuation
Provide a formal valuation report in line with LRHUDA 1993
Negotiate the premium for lease extension
Advise on reasonable ground rent adjustments
Provide expert insights on valuation disputes
Requirements:
✅ Qualified solicitor specializing in leasehold enfranchisement OR RICS-accredited surveyor
✅ Experience handling lease extension negotiations & valuations
✅ Knowledge of leasehold laws and case precedents
✅ Ability to provide guidance on costs and legal obligations
✅ Strong negotiation skills
