Contract review and advice

I signed a hire agreement as a limited company that states I agree to the terms and conditions that are attached to the agreement, but they weren't attached. I only received the terms and conditions when I requested them.

I am now looking to cancel this agreement. In the terms and conditions it states a time frame for cancelation and the financial penalties for doing so. In the agreement I signed it makes no mention of any cancelation policy other than the deposit being non-refundable as the terms and conditions weren't made available.

What I want to know is if they haven't provided the terms and conditions and they weren't available to me readily am I beholden to those terms and conditions or not.
