The Good Property Company operates a company to manage the lettings of properties in Bristol, UK.
We are looking for a weekly job of scraping 100 tenants leads per week, and texting out to those leads through our text system on a Monday at 12 noon UK time and on a Wednesday at 12 noon, UK time. the texts can be scheduled so this job can be completed in any time zone as the scheduling system in our text system can ensure the texts are delivered on UK time.
This will be a repeated task to be completed on a weekly basis.
We have an operation manual, part shown below to assist you with the task. Access to the specific websites and passwords you will require to complete the weekly task will be granted after the job has been awarded.
This is called Bristol Quality Lettings (BQL). BQL aims to maintain 100% occupancy in all shared houses and flats at all times. This is achieved by pro-actively seeking tenants to fill vacant rooms.
A tenant lead spreadsheet is managed in order to administer these processes. This training manual will guide you through how to use these spreadsheets so that Bristol Quality Lettings works smoothly and efficiently.
Tenant Leads
Overview
This section covers lead generation for tenant viewings. Leads are sourced via online websites where potential tenants advertise that they are looking for a room or flat to rent. The leads be generated by collecting telephone numbers and names and where applicable, email addresses from tenant ads on online websites which allow potential tenants to advertise for rooms.
The lead information is to be put into a spreadsheet, 001 bql2014-tenant leads People Per Hour, and updated twice per week, on a Monday and on a Wednesday. The number of new leads required per week is 100. the data must not be duplicated and checks done each week to ensure the data is not duplicated is important.
Once the lead has been scraped and the data placed onto the spreadsheet 001 bql2014-tenant leads People Per Hour, the lead is to be texted 4 times within 14 days, with a templated text message, through our text messaging service that you will have access to. The texts are to go out at 12.00 noon UK time on a Monday and on a Wednesday.

• Column A Select from the dropdown list in these cells the source of the new lead - we will give you the website details and log in for our account once you have been successful in agreeing the job.
• Column D:G Input a ‘1’ in each cell to indicate when a call/text has been completed
• Column J Input the date that the new lead is added to the list
• Column K:N Input the contact details of the new lead - first name, surname if available, leave blank if not, and email if available, leave blank if not.
Share the database on a shared dropbox file twice per week, on a Monday and on a Wednesday, once you have scraped the 50 tenant leads for each day. Texting out twice per week using our templated message and through our texting system that you will have access to, once you have agreed the job. The leads will be texted a total of 4 times in 2 weeks.
To confirm that the updated version of the file has been uploaded into Dropbox and that the tenant leads have been texted using our texting system you will also send us a text to our agreed mobile number to confirm that you have saved the most recent version to the shared dropbox file and that the most recent batch of tenants leads have been texted.
This will allow us to expect responses which we can answer in the Bristol office, in England.
As part of the process of scraping tenant leads, through websites where we advertise properties, you will create a mailing list through the website by clicking a button 'add to mailing list' for the tenant listing, to add them to our mailing list for a specific advertised property.
