Design details: Hello,
I own a piece of land in East Dorset council area that has been professionally surveyed and a drawing produced. The land is on the edge of an AONB. There have been two planning applications approved in recent months for 3 and 10 houses respectively within 200m of the site and in the same village. Both applications for in-fill housing. This gives precedent and the documents they submitted should prove useful when putting ours together.
I require a UK qualified architect to undertake the following:
Work Stage 1:
- Review of local successful planning applications and associated documentation
- Review of local planning policies to inform design and plot size of the houses on the land
- Discussion of potential layout options with the client
- Build 3D computer model and develop proposals for entrance into the site with 2/3 new dwellings and external works to existing property
- Draw final designs and produce all documents required to submit a pre-application to the planning office
Work Stage 2:
- Revise drawings and documents in accordance with pre-application meeting feedback.
- Submit finalised drawings and documents to planning office as a full planning submission
Work Stage 3:
- Discharge planning applications
Work Stage 4:
- Produce documentation required to ensure all works completed to warranty provider requirements
You should also act as Principal Designer for CDM and provide all necessary documentation.
Work Stage 1 should have a fixed price.
Work Stage 2 should be a fixed price.
Work Stage 3 should be a rate per hour.
Work Stage 4 should be a fixed price.
Ideally you will be RIBA registered and have past experience in obtaining planning permission for new dwellings.

Hi Edward,
Would you require the appointed Architect to attend meetings with local authority and site etc? The reason I ask is that I am based in Northern Ireland and the job is listed as remote working from any location so I wanted to double check this.

Please advise if rate for stage 2 is hourly, as feedback is unknown quantity.
For hourly items, how many hours should provisionally be included for, as don't think system lets us mix fixed and hourly prices in fee breakdown.
