Information for the business: Pre-Sale planning advice for property purchase
Design details: I need a qualified architect who is familiar with UK building regulations and planning restrictions to review the current floor plan of a commercial building with a view to understanding if the property could be renovated to create a residential unit.
The current staircase is at the back off the ground floor and would need to be moved to the front with the creation of a separate entrance so that the commercial ground floor property would stand in isolation and two units would be created.
I required advice at this stage with a very basic floor plan to show what could be achieved in preparation for a best and final offer submission for purchase on Tuesday 27th June.
This is NOT a full design process, it is preliminary.
Ideas for the visual style: Light, Spacious, Retention of Character Period Style
Extra notes: A short conversation would be ideal with the candidate to discuss what is required.
Dropbox of over 50 photos can be made available. I need someone who understands that this is a listed grade 2 building and what the planners will accept for fire and building regulations to grant permission for a conversion.
The main concern is the creation of 2 entrances and moving the staircase.
The property will lived in by the owner with the commercial premises remaining on the ground floor and the apartment must be suitable for Airbnb.
Any design should allow for a spacious kitchen. Currently I do not have the floor plan for the attic area but I do have photos and it has been used in the past as residential, a bedroom and bath are on this floor to the rear of the property.
