A commercial property was purchased a couple of years ago with one shop and 3 flats above it.
Next to the property, at the back, there is a tiny shed (around 2 to 3sq2) which is unused. This shed legally belongs to this property (as per the lease).
However, it seems that there was a squatter’s right and the neighbour claims that this shed belongs to him and I need to buy it from him. Apparently, there was a court case a few years ago and the neighbour won it.
This neighbours also claims that I need to pay him for the 2 flats that are above the shop although there is no paper work or anything such that gives him this right.
Jobs to do:
1. Look at the legal documents and tell me if what he says is correct ie I don’t have the use of this shed and I will have to buy it from him.
2. If the answer is yes, how would the value be calculated?
3. Tell me if I need to pay him anything for the 2 flats above.

You ought to revert to the original commercial real estate solicitor you used at the time of purchase, they generally should pick this up free of charge as it would seem to be an error with their work. FWIW provided everything was above board with the transaction (i.e. and you didn't simply pay Fred Bloggs with a case of money and he passed you a scribbled note in return!) then it sounds like your neighbour is an absolute chancer.
