We operate a Property Business in Watford and are looking for a special candidate to join us.
We are looking for a combined Property and Maintenance Manager. The job description is below:
Manage and look after existing customers (tenants):
o Keep in touch with them
o Be proactive
o Encourage and foster good communication
o Be open to feedback to improve
o Ensure customers operate within our guidelines
Conduct viewings:
o Advertising for vacant rooms will be done for you by my assistant, however you will need to keep on top of messages, ensuring a prompt reply, filtering for the right type of customer, being proactive and encouraging viewings.
o We will be looking for you to identify their needs and match these to suitability of our vacant rooms
o Converting enquiries into viewings on the same day will be a key measurable
Manage referencing process:
o My assistant will commence and run the referencing process, you will need to manage her and ensure you are helping and supporting to get this done quickly.
o My assistant will draw up all paperwork and you will need to execute it with the customer.
Maintenance:
o Be able to identify problems and get it fixed quickly. This will be a key measurable
o Larger jobs will require quotations arranged and presented with good communication to both landlords and customers
o Additional income will be generated through maintenance work with our sister company
Adhere to legislation:
o You will need to complete fire risk assessments, room and house inspections and ensure paperwork is up to speed
o You will also need to ensure the correct documentation and information is presented and accurate, gas safety certificate, EPC, fire alarm guide etc…
Target landlords to take on new properties:
o A hugely significant part of the role and one of the key measures will be growing the HMO management business so that 10-12 new properties are added during 2018. You will need to be creative, tenacious, confident and be able to close
Manage the Serviced Accommodation business on 2 weekends per month – a sister company.
