We are making an application for funding of a scheme in Cyprus and attach our current draft work in progress document in PDF for reference. We require the following to be prepared so we can finalise our bid:
1. Project Description. Full details of the project
From the details provided prepare a one page synopsis of the project
2. About You. Full details of the individuals/companies in whose names the funding / partnership will be.

3. Marketing Overview. Full details including likely specifications of the properties, how they are to be marketed and sold, estimated sale prices, local comparisons and competition.
From the details provided, prepare an over view. We intend to sell the properties at €2,500 per square metre; the numbers and square metres are included in the details.
Cash Flow Summary. Full details including realistic timescales for each development area, build stages, funds-in from purchaser deposits and completed sales.
From the details provided prepare a cashflow summary. Hallway point wishes to borrow 70% of the current value to secure the land and finance the costs to planning. You will need to prepare a construction schedule to base the cashflow requirements on figures included in attached note.
Therefore there will be an injection of €782K at commencement, of which €558K will be used to purchase the land that Hallway Point does not already own and €223K will be used for pre-planning costs. Once planning is obtained, 20 sales have been secured of villas of a sale value of €450K plus VAT each, which will pay 10% deposit and balance on completion. Thus generating €900K. This will be a 5 year project with planning expected by first quarter 2014. The cashflow needs to be phased in accord with the number of units being built on plots 566, 18, 567, 3 and then 42. Allowances required to be made for all costs that we require you to calculate from market data acquired from Cyprus.
Development Costs. Full details including all planning, legal and financial costs.
We require you to provide this information supported by relevant quotes and data
Gross Development Value. Full details of how arrived at including values of common areas and access structure to be retained by the Individuals/Companies, ongoing rental income from these and local and island comparisons of values for the properties built.
From the details provided this needs to be calculated. Rental returns to be advised by you from market data in Cyprus.
Term. Full details of the term required for the period of the funding. This funding may be in stages, for example, initial build period for each development area, then longer term funding on retained properties/areas.
