This DOES NOT include any disbursements, search fees, ID check fees or property tax payable or Land Registry Fees. These will be paid additionally.VAT @ 20% is applicable to this item.
*Note* When purchasing a property with a mortgage, additional disbursements in the form of searches may be required and charged. A typical will include Local Authority and Water & Drainage/ Utility searches. Your lender may also require that an environmental search and/or chancel repair search be carried out. ID Checks are charged per person. We also reserve the right to charge accordingly if additional work arises, or if the work becomes more complex during the course of the transaction that neither we nor our clients are aware of at the start of the process. Our fee is payable IN ADVANCE and is payable whether the transaction reaches completion or not. All disbursements and other fees will be payable at least 3 days prior to any exchange of contracts or completion date.
What the Seller needs to start the work
We require your full name, address of the property being sold or purchased, details of any mortgage, right to buy scheme, First time Buyer Scheme details to commence the work. A Client Care Letter will be issued at that time.
A comprehensive questionnaire will be sent to you for further needed information.
