This is the second time if have utilised the services of Low Cost Legal and will continue to do so with future tenancy issues. They provided an excellent detailed response considering both the Landlords (me) and the Tenants likely response/argument. They did expose several weaknesses with the wording of my Tenancy Agreement which I will get them to rework for future new tenants
