Experience Level: Expert
Looking for an experienced project manager who has substantial experience in residential construction sector to write a procedure for all project managers in the company. This should include but not limited to the following:
- Review of all documents and communications including contract sum for subcontractor
- Communication and relationship with customer, architect and subcontractor
- Paperwork before the start of the project, procedures to follow and plan ahead
- Review of all drawings, design and scope to verify all is correct and in hand
- Consideration in regard to building control, party wall surveyor, engineers, thames water, uk power network, gas providers, build over agreements, neighbours etc
- Programme of works and how to follow it/update it
- Valuations, variations, omissions, EOT, LADS etc and how to deal with these
- Check list before you start
- Full set of steps to take the job from day 1 to completion, things to consider, weekly objectives and review, reports, etc
- Site meetings and its purpose
- Long lead items and when to procure them (glazing, kitchens, luxury finishes etc)
- Communication between buyer, quantity surveyor and director within the company, who is responsible for what
- Things to consider to achieve a positive result
- How to deal with issues, disputes and falling out
- Typical issues on site and how to settle them for example subcontractor complains about not having enough money to do the job, to order materials, asking for favours, not having enough workforce on site, making promises that are empty, demanding something unreasonable, exaggerated rates for variations and how to control this, dealing with subcontractor refusing to do variation at a certain price, being late, being slow, being difficult to deal with.
- Best way to run an excel spreadsheet for the job, tabs such as scope of works, variations, valuations, contract, payments made and outstanding balance, CIS, VAT etc
- How to incentivise a subcontractor
- How to deal with problematic architects who are CA's, typical issues such as refusal to acknowledge a variation or accept a rate, undervalued valuations, covering their own oversights, using contract against them
- Dispute resolution
- Completion and required documents, submission and guarantees, O&M manuals, handing over, snags
