Website - fully responsive design - for property developer

Property developer requires new bespoke website - MUST be fully responsive and ready for laptops (all browsers) / netbooks / tablets / mobile, etc.

I have a selection of websites that I like and there are certain gallery functions I'd like to see on the finished site - so your portfolio will be looked at. I do not want a template - the design of the site has to be unique.

A CMS system (Modx or any SEO friendly system, etc) will be required, as I will need to regularly update the website with new menu links for new projects, gallery photos and text, etc - so full flexibility for making the site future-proof and update friendly is needed.

I also want a link on there to my linkedin profile. I don't need any other social media links. I have the content 99% ready (photos, floorplans, text, etc) - just waiting on some floorplans for one development.

I have calculated the number of pages at 19/20 but this could change with the design. The old site was more focused on images than text, so images and gallery functionality are very important.

It must be built with SEO in mind - as this is something I intend to invest in during the course of 2013. My host is Heart Internet - the domain is registered and I have all necessary FTP info.

Please note that the most critical aspect of the site is the quality of design and ease of navigation across all devices. It has to be as easy to use on an iphone as it is on a laptop.

Our background: we develop residential property in Cheshire - our projects vary in size and value - the upper sales value is £3m - we are also involved in high-end residential interior fit-out and design. The website has to reflect the status of the brand and also appeal to our target market, which is high-net worth clients.

I have all the logos and 99% of the content - the deadline for the site to be tested and ready is 10 days from the date the winner is selected - I will send a list of sites I like to the winner for some inspiration.

Freelancers that have some decent agency experience are preferred but this is not a pre-requisite. My budget is between 1250-1500.
