We are a very small Architectural Technicans practise in Northumberland. We specialise in small works, ie domestic and small commerical projects. We also specialise in supporting other industry consultants with architectural services. Eg Building surveyors or structural engineers etc.
As part of our support role for Building surveyors we assist a company of Building surveyors in producing lease plans for various properties. These are mostly a house divided into flats or small commerical properties such as takeaways or small shops.
We get these on an irregular basis, as and when they come in. Sometimes it can be 2 a month, sometimes non at all.
Our client wants to move forward with securing this type of work so has asked us for a fixed fee for two options a) survey and draw up on cad and b) draw up based on their own survey dims.
We have given them a fixed fee but dont really have the capacity to divert from our bigger (better paying) jobs so are looking to subcontract this work. We dont think we will make much of a mark up, if anything at all, but its important to us that we assist our client in this end of the job market as they also give us much larger projects.
Thats the background out of the way.... now your brief.
We need either an hourly rate or a fixed fee (preffered) for the two options. If quoting for an hourly rate (just mention it in the bid text) we will need an idea of how long it would take you to draw up, based on the sample attached.
a) to survey and draw up
b) to draw up based on A N others survey notes.
We have attached a sample of what these plans include, which is basically a sheet of A4 or A3 for each floor. If its a house, it will usually have 3 floors, a retail premises, just the ground and maybe a first floor. No elevations are required. No colouring up is required as we will ask for the demises from the client.
Basically its drawing up a simple survey onto ACAD.
We will need the dwg file for us to mark up the colours before passing on to the client.
All the jobs will be based in the North East ie Middlesbrough up to Newcastle so that may limit those able to bid for the surveying part, but please dont let that prevent a bid as we could always survey and email the notes.
We accept its not a huge job or regular but as we have been finding out over the last year, the small jobs tend to turn into bigger ones.
