Description
1. WEBSITE AND LEAD CAPTURE
Build a premium site designed for phones first and working fully on tablets and desktops. Include loan-product and market pages, our Fast 50 program, broker information, funded-deal examples, company pages, and educational resources. Provide a CMS, technical SEO, analytics, and clear options to call, book, or submit a deal.
Build guided intake using qualification rules and disclosures we approve. Connect it to our existing CRM and track the lead source through application and funding.
2. DSCR PAID-AD FUNNELS
Build separate funnels for (a) rental purchases, (b) rental cash-out refinances, and (c) portfolio or repeat investors. Each needs its own ad message, mobile landing page, qualifying form, call and form tracking, CRM connection, follow-up, and staff handoff. Quote a broker funnel separately if recommended.
Include Google Search campaign setup, keywords and exclusions, conversion tracking, testing, and a 90-day optimization plan. House of Funding pays ad platforms directly. Price each funnel, campaign setup, monthly management, and recommended ad spend separately. Report qualified leads, applications, funded loans, and cost per funded loan.
3. SEARCH AND AI VISIBILITY
Propose approved DSCR content for traditional search and AI-generated search answers, including Google AI Overviews and AI Mode. Specify the pages, technical work, ongoing updates, and ways you will measure visibility and resulting leads where possible. Address eligible ad opportunities in AI search experiences. Price this separately from paid-ad management. Do not guarantee rankings, AI citations, or ad placement.
4. BORROWER AND BROKER EXPERIENCE
Build secure accounts and a mobile-first borrower portal showing application progress, deal status, documents, messages, appointments, and next actions. Include a resumable application and secure uploads.
Build a broker portal for submissions, referral tracking, deal status, documents, resources, and pipeline visibility. Include a limited staff view for essential deal tasks and conditions.
5. TOOLS AND LAUNCH
Quote DSCR, LTV, LTC, ARV, payment, and scenario calculators with tested formulas and non-binding disclosures. Include an AI assistant restricted to company-approved information with human handoff. Add consent-aware email/SMS follow-up, security and integration testing, backups, launch support, training, and documentation.

Hi, I have a few points I would like to confirm before finalising the implementation approach:
1. Which CRM and application/loan-origination system are you currently using, or are these still to be selected?
2. Do you already have the DSCR qualification rules, disclosures and underwriting criteria documented, or should these be translated into the qualification and funnel logic from your existing process?
3. For the three paid funnels, will Google Ads accounts, conversion tracking and campaign data already be available, or should the setup include the initial campaign structure and tracking configuration?
4. For the borrower and broker portals, should these integrate with an existing system of record, or are you expecting the portal experience and workflow layer to be built as part of this project?
5. For AI Search/Google AI visibility, do you already have an approved content/knowledge base, or should the initial content architecture and technical SEO foundation be developed as part of the engagement?
6. Finally, are there any existing email, SMS, scheduling, analytics or document-management platforms that need to be retained?

Please provide the CRM/platform names and available API or integration documentation, and clarify what data needs to sync in each direction. I’d also like to understand whether email/SMS, appointment booking, document storage, loan status updates, and lead-source attribution are already handled by existing systems or need to be implemented as part of this project.
- Could you clarify the exact borrower application workflow and qualification rules? For example, what information should be collected at each stage of the DSCR application, which rules should automatically determine whether a deal is a potential fit, and when should an application be routed to a loan officer?
- How should the borrower and broker portals handle deal management and permissions? Please clarify the different user roles and what each role should be able to view, upload, edit, or approve. For example, should borrowers only see their own applications and documents, while brokers can see deals they referred and their referral attribution, with staff having broader access to conditions, tasks, documents, and deal status?
- How should the calculators, AI assistant, and lead funnels interact with the lending workflow? For each calculator, please confirm the required inputs, formulas, output scenarios, and disclosures, and whether calculator results should be stored against a lead or application. For the AI assistant and three DSCR funnels, should qualified users be directed toward a booking, phone call, application, or loan-officer handoff based on their answers and calculated eligibility?

Hi, the one thing I need before locking the architecture and final price is which CRM and current loan/application system House of Funding uses, and whether it exposes APIs/webhooks for borrower/deal creation, stage changes, documents/conditions and funded-loan status, because that determines whether I integrate the portals directly over your existing lending infrastructure or need to build additional backend workflow services.
