Num. of web pages/modules: 1
Description of every page/module: Javascript Property Tax Calculator to be embedded into clients wordpress website, To be able to control/change the calculations from admin area of wordpress.
Description of requirements/features: The plan was to make a nicer looking version of http://www.propyield.com/#calculator. make it a similar layout but branded up with clients colours.
If it could fit into a WordPress site that would be awesome.
Calculations message from Accountant:
Attached is the model which is based upon the model in Propyield but the stamp duty calculator in that model is incorrect. Hence, the calculator in KnightFrank is used (http://www.knightfrank.co.uk/stamp-duty-calculator)
Propyield
The variables are constants for all values from zero to infinity
Agency - 1.0%
Legal – 0.75%
Other – 0.57%
These are show in columns “I-L” on the attached spreadsheet
Stamp Duty
Cross checking of Knight Frank is shown on columns “S-Y” on the attached spreadsheet.
There needs also to be a ‘trigger’ in the model for the property being (i) residential buy to let (ii) commercial (Y/N)
Where it is a Residential BTL the model needs to add 3% to the rate on all stamp duty levels.
The table is shown in Frank Knight.
The attached replicates this
The rates are shown in cells “S5:W5”
The thresholds are show in cells “S6:W6”
The rates are not ‘cumulative’ – eg it only applies to that threshold area – if you go over £125,000 the rate only applies to the excess above £125,000 and not on the whole amount
