Small database built for business

We run a small business, an architectural design and build company.

I need a small database to track leads as they come in, and as they convert into projects. E.G issue a unique reference, name address etc, design or build, type of project: loft or extension etc, where the lead came from i.e recommendation, website etc.

i want to be able to have a live list of inquiries that do not come off until we have quoted or the client has said "yes" or "no"

Later I would like to add in quote production and invoicing.
