To compile drillable 4 Year comparative Cash- Flow analysing income & expenses for a property rental business with multiple flats. Detailed and easily accessible analysis of all expense is required for full evaluation
Medium:
Access or excel can be used or anything that can be updated with further data in the future.
- To analyse the cash flow of the past 4 years.
- To breakdown the income to analyse what months we are struggling, and if over the year there is sufficient cash to cover the expenses.
- It is important to understand the expenses how much is recoverable (service charge) and how much is not (annually and monthly) and how much because of vacancies does the landlord pay towards the service charge.
- In short we need details of everything in order to decide on future strategy.
-Check if you can split the income into rent, service charge, parking and internet thank you.
Basis of work:
Unify all information provided giving the ability to view summary,per month, per quarter etc info.
Analysis of 355 files (pdf, excel) provided, made out of Rent Schedule, Expenditure,Historic Cash flows per Block of Flats and relevant expenses
Many titles are in German, but presentation has to be in English (translation will be provided if required)
Total privacy is required as usual.
Design and target audience: The excel/access presentation will be scrutinised by highly qualified european MDs, so it has to be highly professional and user friendly
Extra notes: - DEADLINE FOR FULL SUBMISSION: 05/01/2014 (5th January 2014) 23:59
- WORK HAS TO BE 100% completed by then.
- We can not pay for work that exceeded the deadline by more than 24 Hours
- Useful to work with at least two screens as there is a lot of data input once desired structure is obtained
- Understanding of basic property management (i.e rental income,service charges,mortgage,repairs etc) is a must
- Minimum amount of questions is expected and basic knowledge of german is advantageous, but not required as presentation is in English and translation can be provided
