Modify a Wordpress Theme (Listify)

General information for the website: Market place for finding commercial property to rent
Description of requirements/features: I am using the Wordpress theme ‘Listify’ (Demo - https://demo.astoundify.com/listify/) to create a property market place and I require some modifications.

The property market place will be specifically for commercial property. Users (individual landlords or property agencies) can create listings for their empty offices/shops etc.

Main requirements:

1) Add a price (per month) for each listing - so landlords / agents can advertise the amount the property is available for. This would need to appear on the listings (perhaps in place of the star ratings?) and also on the main listing page. There would also need to be space a ‘price text’, so if the listing is for a business centre with various office space - the user would be able to put - ‘From £ xxx pcm’
2) Change main search functions to search by price (as mentioned above), location and category.
3) Remove the star rating system / reviews
4) Some small CSS changes like changing fronts and sizes of nav box
5) ‘Submit listing’ page: I would like to offer free advertising for single listings, and a paid subscription listing for agencies advertising multiple properties. It would be interested to hear what you feel is the best format for accommodating this. Ideally, I would like to be able to set up direct debit payments with GoCardless. I would be happy to do some manual work if it’s difficult to fully automate - although obviously the preference would be to automate as much as possible. The theme already seems to provide the ability for visitors to upload listings and create an account.
6) Ensure the login / create account process works flawlessly and accommodates the restrictions I have specified above - only 1 listing for free accounts etc.
7) Change the fields on the ‘submit listing’ page - this will all have to be linked up to what is showing on the live listing once we approve it
8) Once an account is created and listing submitted I would like automated emails to be sent to for confirmation for the users.

Other options - (these are not absolutely necessary at the moment, but I plan on introducing these featured in the near future but it would would be interested to be quoted separately on this - it could be added sooner if reasonable cost).

1) Search option to choose between ‘Buy’ properties and ‘Rent’ properties. This would enable the users/advertisers to choose this in the ‘Submit Listing’ page also.
2) Change style of search options on the home page / search results page
3) Integrate a MailChimp signup system for all new accounts and a separate list for visitors to sign up to a mailing list (could be via a popup or box on the home page)
4) Search engine optimisation so this website appears for search terms like ‘Shop to rent in ___ ‘ or ‘Offices to rent in ____’
