Market research on the Paris and London real estate market.
Objective : Search for studio, one bedoom and two bedroom appartments in Paris and London with the intent to buy and let for the short term ( 1 week to 1 month).
Work Requirement:
1.For Paris ( within arondissement area ) and London ( within London post code) identify the costs of flats with price range from £100,000 to £300,000 ( use exchange conververson for Paris) advertised from all possible sources.
2. For each above mentioned flat provide a "best effort " weekly , and monthly rent.3. Market analysis of rental market i.e how many weeks a year/month flats are rented out.
4. Best mortgage rates, and apply for each of the above identified flats based on 50%, 30% and 20% downpayment
5. Identify all up front and fixed costs i.e tax, legal, fees etc
6. Provide spreadsheet on all above including ratios of cost per Sq/ft or sq/meter, capital appreciation per annum, operating cash flow.
7. Capital appreciation of property per annum
Potential here is to expand to Propert Management.
PLease very clear as your experiance in the real estate market, $$ per hour and estimate of leadtime for project ( hrs worked ).
