Have a garden which is rectangle in shape and is 100metres long. Meets the paralell rad at the rear. Talks with local authority problem with visibility splay for drive so will strugle to get planning for a separate house.

However I run my buisness from home and discussion sometime ago with planners I can build a live work unit. I can provide you with on site measurements and pictures of the site. It runs along side a railway embankment so no issues this side. One side has pair of semi's std 2 storey.

Design Criteria - Want to maximise length on ground floor to allow for office and storage. Living room and kitchen with WC. First floor two bedrooms and ensuite. Modern design with curved profile roof.
