Hi,
I want to build a website with CRM using joomla or similar.
The Websites main aim is to remove the need for a Lettings Agent.
So all Landlords can fully manage there property from the Web, tenants can find properties and no one has to pay any fees.
Features will include:
Landlord
So, a Landlord will be able to create an account, log in, add a property, add the rooms for rent, add features, bills, parking etc.. with photo’s of the property and video if they want.
There will also be a section for Property Documents to be able to store documents against each property, name them and put a date they expire for things like EPC, leases, inventories, Insurance, Electrical certificates etc. Reminders will automatically be E-mailed to the landlord when these are coming up for renewal.
There will be a rents section to manage all the rents with downloadable statements.
For repairs I want a repairs bidding system, so a landlord or tenant will log online and raise a repair then different contractors from around the area will bid on the repair just like PeoplePerHour.
There will be a section for Problems like Antisocial Behaviour with a step by step process for dealing with it.
Tenants can leave feedback on the state of properties and the landlords.
Tenant
A tenant can create and account log in and add there profile including things like with partner, pets, car, allergic to cats, needs washing machine,date looking to move etc. later on this can be expanded into the perfect house and living situation and so on.
Tenants can get pre credit checked and have a file stored next to their name to improve their tenant score meaning more landlords will want them as tenants.
Contractors.
They can create an account, log in, store all the work they can do like plumbing, electrics, general handyman stuff etc. not sure its worth matching this up yet maybe just a background section all in one paragraph will be fine for this.
They can see which jobs they have accepted and when they are due adn get E-mail reminders and a notes section to log any information and progress about the job that both the tenant and the landlord can see.
Goal of each profile
The goal of the contractor, tenant and Landlord is to become perfect which will be based on a scoring system implemented throughout so if the property has all teh correct documents and gets good reviews, the tenant pays their bills on time and keeps the property in good condition, and the contractor does great work leaves things tidy and gets good feedback they are all on there way to getting a good reputation and more business.
Structure
I have studied the human brain and the way we perceive information. And I would like to apply this to the website which has never been done before.
Basically for every page someone looks at there needs to be one main option to progress forwards to their goal of getting a tenant, finding a home or getting a repair done etc.
Keep this is mind for design so there really shouldn’t be anymore that one or two buttons on the main screen at any one time. That does mean that one of the buttons could be a drop down list to get to anywhere on the site but visually you should only have a couple of options I do not want anyone to have to think “what do I do next?”.
The design needs to look modern, simple with hardly any text and a lot of pictures, and icons so that people don’t have to read too much. Information overload is a website killer.
So that’s my idea, What you can do is pick out the main bits if we can get some basics up and running to get the property/tenant matching out there then add the rest later thats great it doesn’t all have to be working in one go I imagine I will have loads more ideas along the way. Also I’m in no great rush so if more planning time is needed then we’ll do that instead.
Let me know what you think, cost for total project and to get some of it up and running if you can break down the cost. If it all sounds good then I'll let you know and we'll get started.
