Creation of website

Hi there,

I'm looking for a website - I'm really not sure of the info that you'll need so please bear with me & ask any questions you need.

Have a theme/design throughout,
Be able to adapt on content/edit/update
Able to add content pages up to 10
Able to add a share with facebook button
Able to add a link to own facebook page
Contact page with form for customer details
Able to upload/attach documents
Able to attach you tube videos/photos
Able to add graphics/pictures in text
Key word/google optimiser
Able to add affiliate banners or adverts

I hope that gives a good idea as to what I'm after - any questions just ask.
