We are a residential building company based in Maidstone, Kent working for private clients primarily in West and North Kent. We specialise in constructing larger extensions and new-build homes.
We are seeking to engage on a project-by-project basis an M&E CAD designer that can take plans we have received from client architects and design the relevant M&E schemes. We often still receive hand-drawn plans, but believe there is software available to scan them into your format requirements, or we can use a local printer to do the same.
We would be happy to assist as much as required with the provision of information and would envisage issuing a hand-marked drawing where appropriate, together with an Excel spec doc with the key components incorporated, for the designer to map out and in-fill on the spec accordingly and then update our spec doc from the drawing if this information is not automatically generated. However, we would equally be happy for the designer to have a free hand on layouts where appropriate e.g. lighting positions etc.
We have historically done this by hand-marking drawings but we would like to produce something more professional and accurate (especially as we would want to issue the drawings for tender) Consequently it is important that our designs are accurate and therefore avoid Variations from sub-contractors at a later date.
Typical specs would include heating inc underfloor (but the pipe supplier designs the pipework layouts in any case), plumbing (inc solar thermal), power, lighting, data, TV, telephone, rainwater harvesting (occasional) and foul pumping stations (occasional). Outside lighting / power is minimal generally. We are also becoming MCS accredited renewables installers, but would anticipate keeping the bulk of these designs with the system suppliers due to their specialist nature.
The spec level will be fairly basic as the client is working to a tight budget
We realise that you would need to see sight of the spec in order to be able to price properly but would also be happy, in the early stages, to work to a budget range (based on an hourly rate) as we recognise that it might be difficult to estimate as the detail of our info and our knowledge level is not yet known to
the prospective designer. As such we will specify an hourly rate as the payment method, but having a fixed price quoted once the relationship is established, would be preferable.
