Internal/external alterations to existing plans

I wish to amend the existing planning and listed building consents for this building. The existing cold store shell has consent for residential use and for a new pitched roof. The footprint is 6m x 6m. I wish to add a second storey and need floor plans and a front elevation for a 2 bedroom dwelling - roughly 72 square metres - with a first floor balcony.

The first floor room (store) at the rear of the flat roof extension is roughly 3.5m x 2m internally. The walls are solid brick. I wish to extend this room so that it is 3.5m x 3m. The roof of the ground floor flat roof extension is 4m x 3m externally. I'd like a patio door to open onto this roof and wish to use the remaining roof space as a patio with an attractive safety railing.

I'd like an imaginative approach and I'm open to great ideas.

The budget is not £10, but is to be agreed.
