Experience Level: Expert
I am looking for someone to help with the design work associated with:
1. Interior floor/space plans and garden review - to achieve a better flow to meet our families’ needs;
2. Front exterior building review and design proposals to improve the curb appeal, without the need for planning permission;
I’d like to be able to use the output of this work as a foundation for the more detailed interior designing / furnishing decisions.
Existing property details:
· Current floor plan attached
· Photos of the current property also attached
Our family:
· We are a family of 4. Myself, my husband and our 2 children (boy aged 8.5 and girl aged 2).
My brief:
GROUND FLOOR: comfortable with some reconfiguration to make the space work best for our family but would like to achieve through internal changes rather than anything that requires planning permission. So we are comfortable with some internal reconfiguration / structural changes but would avoid re-positioning the staircase due to extent of work this would involve.
o Ideally layout should include:
- Boot room or large cupboard for storage of coats and shoes
- WC (no need to have ground floor shower)
- Open plan family space: kitchen / dining and daytime TV area for the family
- Playroom with line of sight to kitchen ideally but with ability to be closed off when entertaining
- Sitting room (sofas, TV, display space for books & records)
- Kitchen / diner: allowance for good sized island and 6-8 person dining table to fit, american style fridge/freezer
- Bi-fold or large sliding doors to the rear garden (Question – would we need planning permission to add windows / door to the RHS of house which faces off to alley and neighbour? If not, would like to consider ways to bring in more light into the RHS ground floor design concept)
o Garden: include BBQ area, kids play area and Shed / storage
FIRST FLOOR
o The two smaller rooms are ear-marked for the children.
o Master bedroom, guest room, study and utility room ideally to also be included in floor plan.
- Prefer to have an upstairs utility room with space for cloths drying and ironing but comfortable with this to move to ground floor if not feasible to achieve on 1st floor
- Master bedroom with ensuite good sized shower room and large wardrobe space / walk-in wardrobe would be amazing but only if guest room still a good double bedroom size.
