Interior layout design

Hi All.

I have the layout attached, we have an idea of what we want, however I would like a visual representation of 2D layout with dimension + 3D illustrations.

We have a requirement below.

• The new cavity wall at the rear of the property is the newly added floor space.
• The existing toilet/bathroom wall has been knocked down and the remaining wall which is the blue line will also be knocked down, however the toilet needs to be in the red circled area due to the location of the waste pipe.
• The study and lounge at the front of the house is to remain the same.
• Fee free to resize toilet area.
• We require a utility room which will have storage cubboards, we don’t know where that should be.
• Position and shape of sofa
• Where should the dinning be.
• The kitchen is a pretty big area, the plan there is to have an island, but feel free to come up with designs.
• The open plan area will be the main living area, so it needs to be designed such that foot traffic can flow easy.
• Where should TV be hung up on the wall ?
• Can anything be done to the hallway.

I have a kitchen design proposal which I will send, I would like this to be incoporated in the design so that one can get a complete look and feel.
